Real estate nightmare fuel, and yes this actually happened!!

A definite reason to have title insurance when you buy a home! 

A man buys a vacant lot in Fairfield Connecticut in 1991. Pays for it. Owns it. Keeps it for decades like a normal responsible adult.

Fast forward to 2022.

Some stranger forges paperwork, pretends to be him, “sells” the land to a developer for $350,000, and nobody notices anything weird.

Not the lawyers.
Not the registry.
Not the system.

The developer then casually starts building a $1.5 MILLION house on the lot.

Years later, the real owner comes back to visit his childhood home and a friend goes,
“Hey… when did you build that house next door?”

Surprise. He didn’t.

Turns out the documents were forged using a fake power of attorney, allegedly signed by an impersonator overseas. Full blown property fraud.

He sues. Rightfully.

In the end, the courts confirm he is the rightful owner, he gets compensated, and the developers eventually get clean title so the house can be sold.

Nobody gets arrested.
The house still exists.
The system shrugs and moves on.

And people still ask,
“Do I really need title insurance?”

Yes.
Yes you do.

Because apparently in 2024 you can lose land you bought in 1991 without selling it, signing anything, or even knowing it happened.

In this article, I break down how to actually evaluate an income property in Calgary, starting with the unsexy part everyone skips: the math. Real interest rates, real expenses, and zero fantasy numbers.

If you want a rental that pays you every month instead of bleeding cash while looking cute on Instagram, this one’s for you.

The core idea A good rental property is a math problem first, a house second. If the numbers do not work at realistic interest rates and realistic expenses, you walk away, even if it is pretty.

🏡 📍 CALGARY HOUSING MARKET Nov 2025 Snapshot

📉 Sales softened
👉 About 1,553 homes sold in November ,down vs last year and slower than earlier in 2025. Inventory is hanging around higher than normal for this time of year.

📦 Inventory is up
👉 Around 5,581 active listings, that’s roughly 28% more than last year ,giving buyers more choice.

⚖️ Balanced conditions
👉 Sales to new listings ratio is about 69% which points to a balanced market (not crazy seller’s market territory).

💲 Prices steady to softening
👉 Overall prices have eased compared with last year in many reports, but Calgary values are still well above longterm pre-pandemic levels.

⏱️ Typical seasonal slow-down
👉 This kind of pull-back in activity and increase in inventory is normal as we head into winter.

📦 New listings slipped a bit
👉 Fewer new homes listed than last month.

💰 Prices edged down
👉 National average prices are about 2% lower vs last year, and the CREA Home Price Index is also down year-over-year.

⚖️ Balanced/soft market
👉 The overall market is not booming, but there’s more choice and less frenzy than in the peak years.

📌 Bottom line (so everyone gets it):
Calgary has more homes for sale and slower sales than a year ago, which is giving buyers more options. Prices aren’t plunging ,they’ve just pulled back from peak levels and are more stable. Nationally, the market is also softening with slightly fewer sales and small price declines, so it’s not red hot or crashing just more balanced.

For every chill husband… there’s a wife dragging him on hikes, walking 2 dogs, flipping houses, rescuing strays, building a backyard oasis, and launching new businesses — before lunch 😅🏡

Poor Luis… he just wanted a relaxing weekend.
