Those algorithms don’t see your upgrades, your street, your buyer demand — or what people are actually paying right now.

They’re marketing tools… not pricing strategies.

2️⃣ I won’t lock in a price at our first meeting.

The Calgary market moves fast. I’ll give you a smart range upfront, then run a fresh CMA right before we list — so we hit the market right.

3️⃣ I won’t ignore the small details before listing.

What feels minor to you can feel expensive to a buyer.

The right prep = stronger offers and less time on market.

4️⃣ I won’t disappear on photo + video day.

This is where your home makes its first impression.
I’ll be there adjusting, styling, and yes… hiding the toothpaste, garbage cans, and bath mats 😄

5️⃣ I won’t tell you what you want to hear.

🔑🔑Just got the keys to your new home? Here are some things Calgary buyers should do
RIGHT away!

1️⃣ Change all the locks
- whether you bought a Calgary condo, a townhouse, or detached home, you never know who still has a copy of the keys.
2️⃣Change the toilet seats
- a great practice for general hygiene, especially when involving intimate areas.
3️⃣Deep clean before you unpack
- if you bought a resale property in the Calgary real estate market, a deep clean while empty is faster, easier, and worth it .
4️⃣Find water & gas shut off valves
- every home owner should know where these are for emergencies.
5️⃣Update smoke & co2 detectors
-replace batteries or upgrade unit if needed.
6️⃣Review home insurance coverage
- confirm replacement value, deductibles, and coverage. Especially if you are planning renovations in your Calgary home.
7️⃣Create “Home Binder”
- physical or digital folder to store documents, manuals, receipts, or contracts.
8️⃣Start a home maintenance fund
- owning real estate in Calgary comes with ongoing and unexpected costs, a small fund can help these behind-the-scenes moves may help protect your safety, finances, and homes long term value.
