There's a peculiar bias in how buyers evaluate acreage properties: they'll pay great attention to the granite and none whatsoever to the plumbing. This is precisely backwards, since granite is easy to add later and Poly-B pipe replacement is the sort of thing you only appreciate once someone else has already suffered through it.

39 Highlands Terrace is a case study in the unglamorous decisions that actually matter. Poly-B: removed. Furnaces: replaced, both of them. Hot water tank: newer. Reverse osmosis system: installed. None of this is the reason people fall in love with a listing photo. It is, however, the entire reason certain acreage owners sleep soundly while others field 2am calls about frozen pipes.

Then there's the accessibility question nobody wants to think about until they suddenly have to. An elevator running from garage to main floor to walkout basement, a curb-less shower with in-floor heat in the primary ensuite — this is a house that was designed for the version of you that exists ten years from now, not just the one signing the offer today. Call it forward-thinking. Economists might call it "reducing the discount rate on future comfort."

The rest reads like a wish list assembled by someone who simply refused to compromise: five bedrooms, four bathrooms, a heated triple attached garage with room for car lifts, a second heated detached garage, RV parking with power already run, and a kitchen island generous enough to earn its own postal code. A pool table is included, because apparently even the fun was pre-solved.

Set on four private, treed acres with a seasonal creek, walking distance to Kananaskis and West Bragg Creek trail systems, and close enough to Calgary that "isolated" was never really the point. At $1,379,900, this isn't really a listing for a house. It's a listing for twenty-nine years of somebody else's good decisions.

Here's an odd fact about human decision-making: we'll happily pay a premium for a hotel with a good gym we'll use twice, but we treat "the property already has an indoor arena, five stalls and a cutting pen" as a mere bullet point. This seems backwards.

Near the end of a quiet dead-end road outside Millarville sits 28.6 acres where somebody already fought and won every argument you'd otherwise have with yourself over the next five years. Build the arena or wait? Already built. Get the shop heated or just deal with the cold? Already heated, four-car attached, big enough for trucks and trailers. Five stalls or six? Five, plus a run-in shelter with hay storage, plus a dedicated cutting pen, because whoever designed this clearly wasn't guessing at what they'd eventually need.

The house doesn't play a supporting role here, which is unusual for equestrian properties — it's the main event too. Over 4,400 square feet above grade, four bedrooms, six bathrooms, a bonus room upstairs so large its function is basically "whatever you decide it is." In-floor heating on the lower level, three furnaces, three air conditioners — this is a home built by someone who had strong opinions about never being uncomfortable, in any room, in any season.

There's a particular kind of luxury that isn't about marble or square footage it's the luxury of infrastructure. Double-fenced and cross-fenced. Three spring-fed water troughs, two running year-round. A seasonal creek that exists purely because the Foothills decided to be generous. None of this shows up in a listing photo, and all of it is the actual reason a property like this rarely comes to market.

At $2,674,900, you're not buying a house with acreage attached. You're buying the years someone else already spent solving the problems you'd otherwise still be solving.

There's a strange asymmetry in how we price real estate. A guy building a custom home theatre gets celebrated for "adding value." A woman converting her shop into an indoor riding arena gets filed under "acreage weirdness." Economically, this makes no sense at all.

Here's 9.03 acres outside Three Hills where someone has already done the expensive, tedious, "I'll get to it eventually" work that 90% of acreage buyers only pretend they'll do. The shop isn't a shop anymore — it's a full indoor riding arena, sand footing, propane heat, meaning you can ride in January without negotiating with an Alberta blizzard. That's not a renovation. That's a decision to remove an entire category of future regret from your life.

The fencing tells the same story. Wildlife fencing out front, barbed wire and cross-fencing around the rest, new gates at the entrance. Nobody does this level of fencing "just in case." Someone did the math on how much a 2am escaped-horse phone call costs in stress, sleep and neighbourly goodwill, and pre-paid for the peace of mind.
