🏠 MAY SALES 🏠

As we move toward summer, buyers continue to benefit from greater choice across many market segments, while sellers are experiencing very different conditions depending on property type, price point, and location.

Inventory rose to 6,752 units in May, consistent with last year but still 11% above long-term trends ⬆️. At the same time, Calgary recorded 2,162 sales last month, down 16% year-over-year, as slower migration and affordability concerns contributed to softer demand. 

Apartment-style homes continue to face the most pressure, as elevated inventory levels and increased competition from both the rental and new-home markets weigh on prices. Meanwhile, detached homes remain relatively balanced, with inventory levels sitting below both last year's levels and long-term trends.

Overall, conditions remain balanced, with opportunities and challenges continuing to vary significantly across market segments ⚖️.

Happy May Long from our family to yours 🙌!

It’s been a pretty typical May long weekend so far… rain, a little bit of snow, and every season mixed into one weekend 🌧️❄️🌤️!

One upside of this year’s seemingly never-ending winter was getting to sneak in a beautiful ski day in the mountains last weekend. The kids had a blast getting out on the slopes, soaking up the sunshine, and making the most of one last winter adventure before we fully turn the page to summer mode 🏔️.
