September sales totalled 1,650 units, similar to August and nearly four per cent lower than in September 2025. While September sales typically pull back compared with August, stronger detached home sales helped prevent the typical seasonal pullback.

At the same time, new listings also rose from August, causing the sales-to-new-listings ratio to fall to 49 per cent, leaving inventory levels relatively stable compared with August. Stable sales and inventory levels in September prevented any change in the months of supply compared with August, which remained at just under four months.

While the overall market is showing higher supply levels compared with sales activity, conditions vary significantly by property type. Detached properties remain in balanced territory, and the monthly boost in new listings supported gains in sales in September. Meanwhile, higher supply levels for apartment and row homes are contributing to buyer market conditions, as demand is spread across more alternatives in the rental and new home markets.

“The variation in market conditions between property types is related to where the supply was added. The construction boom over the past three years was mostly driven by gains in higher-density sectors, significantly increasing the supply of apartment and row-style homes,” said Ann-Marie Lurie, Chief Economist at the Calgary Real Estate Board (CREB®). “Meanwhile, detached homes did not see the same boost in construction, preventing broad-based supply growth. Thanks to a stronger job market and slower but positive net migration, housing demand has remained strong enough to absorb some of the supply, but not enough to offset the high-density supply added to the market, resulting in a more significant impact on prices for higher-density homes.”

As the market moves through the fall, it is not unusual to see some unadjusted monthly declines in prices. However, many of these adjustments were seasonal, as seasonally adjusted figures show that prices in September are relatively stable compared with August. The unadjusted residential benchmark price was $566,700, nearly one per cent lower than last year. Most of the price adjustments have occurred in higher-density row and apartment-style units, which have reported year-over-year declines of eight per cent and six per cent in September. Meanwhile, detached prices are one per cent lower than last year, mostly due to declines in the North East, East and North districts.

Calgary closed September with 3.93 months of inventory, down 2.5% from September 2025. At just under four months, the market sits in balanced territory: no frenzy, no standstill.

Buyers: More choice means time to compare options and negotiate terms that work for you.
Sellers: Homes are still selling, but buyers are selective. Strong pricing and presentation make the difference.

Many of us are becoming more conscious of our choices’ environmental impact. One place you can seek out sustainable options is at home—even when you’re making changes to it.

Buy Canadian. Canada’s forest products are produced sustainably, with scientific research driving harvesting and forest regeneration. They aren’t just in demand here. Sustainably harvested lumber and mass timber—made of smaller wood pieces glued and pressed together for strength—are finding new markets in Europe and Asia. They’re providing low-carbon, high-durability material for projects there, with the demand for higher-grade lumber continuing to rise.

Materials produced here also don’t have to travel as far or use as much fuel to reach you. Here are some sustainable materials from Canadian forest products you can consider for your next home project:

Lumber. Canada has a number of different tree species that provide high-quality lumber. Softwood, like pine and cedar, works well for projects like drywalling or framing. Hardwood, like oak and maple, is well-suited for elements that will get a lot of wear, such as flooring or cabinets.

Wood fibre insulation. Made from steam-treated woodchips, wood fibre insulation is sustainable, efficient and, thanks to borate treatment, fire-resistant. Any water that gets into the insulation naturally spreads out to dry evenly, making it a good choice for moisture control.

Builder’s paper. When you’re doing any home project, it’s important to think about how you’re going to protect your existing elements. Builder’s paper, made from recycled material, can be a cost-effective and eco-friendly way to protect floors and walls from dust, paint and scratches.

Forest sustainability is making a world of difference. A more diverse group of trade partners means more customers for Canadian forest products. That helps support the industry and communities across the country with good jobs. The revenue from international trade also helps fund essential services and programs, including pensions, schools, roads and healthcare.

Whether it’s in a highrise across the world or the deck in your backyard, wood from Canada’s forests is a sustainable choice that helps support projects, workers and communities. Like many people, you might find yourself constantly running through your mental to-do list, and it never seems to end. This mental load can be heavy, with a significant portion of it related to financial management.

When too many of these tasks pile up, they compete for attention, leading to decision fatigue and things falling through the cracks. But there are simple steps that can help you towards reducing the weight of the mental load.

1. Stop remembering, automate instead
If you’re relying on your memory to manage your finances, you’re doing more work that you need to. You can set aside 10 minutes out of your day to write down all the financial to-dos that are on your mind: upcoming bills, recurring expenses and long-term priorities. A clear list can help you prioritize and stay organized.

You can also quickly set up automated actions for regular payments or set re-occurring reminders to notify you of important dates, scheduling automatic transfers for payments and savings, and setting up auto-pay on your bills.

2. Check if your money is protected
Peace of mind is a key part of reducing financial stress. When you’re confident that your savings are secure, it removes a layer of worry.

In Canada, the Canada Deposit Insurance Corporation (CDIC) exists to protect depositors in the rare event of bank failure. This organization protects eligible deposits held at member institutions, with coverage up to $100,000 per insured category. Protection is free and automatic.

You can check if you bank with a member institution by consulting the full list of members on their website and calculate how much of your money is protected by using their online deposit insurance calculator.

3. Share the responsibility
The mental load of managing household finances doesn’t need to be done by one person alone.

If you share a household, explore where its other members can help in managing financial tasks by splitting the responsibilities. When doing this, it’s good to have regular check-ins to ensure you’re on track to your shared goals. If this isn’t an option, you may also want to reach out to your financial institution for advice and to explore other money management options.

By getting organized, automating tasks, sharing responsibilities and learning how you’re protected, you can turn a jumbled mental list into something far more manageable. You can learn more about the ways you’re protected by consulting the deposit insurance calculator at cdic.ca.
