Calgary's got a full weekend. Here's what I'd do with it.⁠

If you've got kids — the Inglewood Night Market is on this Friday June 12, 5pm to 10pm on 10th Ave SE. 140 local vendors, food trucks, live music, and a beer garden right in the heart of Inglewood. It's free, it runs until 10pm, and the neighbourhood is electric on market nights. If you haven't taken the kids through Inglewood on a summer evening, put this one on the calendar. inglewoodnightmarket.ca⁠

If you're looking for a date night — same place, same night. Inglewood on a Friday evening in June is genuinely one of the better settings this city has. Grab something from a food truck, walk through the vendors, find a patio on 9th Avenue after. No tickets, no reservation, no plan needed. Just show up and let the night sort itself out.⁠

If you want to watch something worth watching — this is a personal one. The Calgary Rugby Union has matches running all day Saturday June 14 at the Rugby Park on Shepard Rd SE, and the Canucks are hosting the Saints on Friday night at 6:30pm at the same grounds. I played rugby for 25 years and I'm still convinced the CRU on a Saturday afternoon is one of the most underrated sporting experiences in Calgary. Cold beer, good rugby, Rockies in the background. Calgary real estate isn't complicated. But it is unforgiving if you get these three things wrong.⁠

After 20+ years and 1,200+ homes sold in Calgary, here's what separates the sellers who walk away with top dollar from the ones who leave money behind. ⁠

Price it wrong and buyers step back. Miss the launch window and momentum is gone before it starts. Present it poorly and buyers walk in already negotiating against you.⁠

Three mistakes. All of them avoidable. All of them decided before the sign ever goes up.⁠

Don't touch Zillow until you read this.

I know. Everyone does it. You're "just looking." You've been scrolling at 11pm for three weeks now.

I'm not telling you to stop. I'm telling you to use it right.

Here's the truth most Calgary buyers learn the hard way: Zillow is not a pricing tool.

The numbers on there are algorithm guesses based on broad models and outdated data. They don't reflect what buyers are actually paying in Calgary right now. They never will.

So what is Zillow good for?

Think of it like a Pinterest board. Not a price guide.
It's where you figure out what you actually like before you ever step inside a real home.

But before you scroll one more listing, do this first.

Step 1: Figure out what you can actually afford.
Not what the bank pre-approves you for. What you can afford and still live your life. Talk to a mortgage broker. Run the real numbers — mortgage, property tax, utilities, condo fees, maintenance, the cost of just owning a home in Calgary.

Then set your Zillow filters to that number.
Because here's what happens when you don't: you fall in love with a $750K house when your real budget is $620K.

And once you've seen the $750K version, the $620K one feels like a downgrade. You've ruined your own search.

Set the vision to match the wallet. Not the other way around.

Step 2: Use Zillow to find your non-negotiables.
Scroll without budget pressure for a few hours. Save 15–20 homes you love in your real price range.
Then look at what they have in common.

Maybe it's:
→ A garage that fits two cars and the snowblower → A south-facing backyard (Calgary winters are real) → Main floor laundry (you'll thank me later) → A separate entrance for the basement → Walking distance to a school or train line → Original hardwood. Or no carpet. Or both.
Those patterns are your non-negotiables. Everything else is just a preference. Knowing the difference is what stops you from making a $40,000 mistake.

Most buyers start with Zillow. The smart ones start with their numbers and their non-negotiables ... then they open Zillow.

If I had a kid heading to university in Calgary right now, I'd be taking a serious look at buying a condo.⁠

The Calgary condo market has changed a lot over the last year, and there are opportunities today that simply weren't there a few years ago.⁠
Think about it.⁠

If your son or daughter is paying $2,000 a month in rent, that's almost $100,000 over the course of a four-year degree.⁠

That's a lot of money leaving the family balance sheet.⁠

Meanwhile, Calgary currently has more than 2,000 apartment condos for sale, condo inventory has climbed to over 5 months of supply, and benchmark condo prices are down roughly 9% year-over-year.⁠

What that means is that condo buyers finally have options again.⁠
You can take your time, negotiate and compare properties and you don't have to feel like you're competing against 15 other offers just to get in the door.⁠

For the first time in a while, the condo market is actually working in the buyer's favour.⁠

Does that mean everyone should run out and buy a condo for their kid?⁠
Of course not.⁠

But if you're already planning on helping with rent while they attend U of C, SAIT, Mount Royal, or another Calgary school, it's worth asking the question:⁠

Would I rather help pay rent... or help build equity?⁠
Not every condo is a good buy and not every building is worth owning. There are a lot of bad builds out there. ⁠

I've put together a list of Calgary condos I'd personally be looking at if my own kid was heading to university this fall. ( And Im looking at for next year) ⁠

Properties that are close to schools, make sense financially, and have strong long-term potential.⁠

This isn't always the best move for everyone, but it can be and it's worth taking a look. ⁠

A cabin close enough you'll actually get to use it. ⁠

In about 45 minutes, you can trade traffic lights for mountain views, email notifications for campfires, and another weekend of chores for a weekend you'll actually remember.⁠

No flights.⁠
No long road trips.⁠
No planning your entire weekend around getting there.⁠

Just finish work, throw a bag in the truck, and go.⁠

Imagine waking up with a coffee overlooking the mountains, spending the afternoon on the water, and ending the day around a fire with friends and family while the sun drops behind the Rockies.⁠

It's an awesome summer when all your weekends look like this. ⁠

But for real... How long has it been since you changed yours? ⁠

Friendly reminder to all my fellow Calgary homeowners out there that your furnace and humidifier filters need attention too.⁠

I just changed mine this week, and judging by the colour of these old filters, it was right on schedule.... or better late than never. ⁠

For most homes in Calgary, a good rule of thumb is:⁠

✔️ Furnace filters: every 3 months⁠
✔️ Humidifier filters/pads: every 6 months (typically spring and fall)⁠

If you have pets, allergies, ongoing renovations, or a lot of people coming and going through the house, you may want to change your furnace filters more often.⁠

Here’s my pro tip:⁠

The second I change a filter, I open Google Calendar and create a recurring reminder.⁠

My furnace filter reminder repeats every 3 months.⁠

My humidifier filter reminder repeats every 6 months.⁠

That way I don’t have to remember it. Future Thomas gets a calendar notification and takes care of it.⁠

It’s one of those small home maintenance tasks that takes 5 minutes, improves air quality, helps your HVAC system run more efficiently, and can save you from bigger headaches down the road. ⁠

Your furnace filter probably isn’t as exciting as a kitchen renovation…⁠

But your furnace will definitely appreciate it and even if you’re not looking at selling your home in the next while you’ll be glad you took care of this one little thing down the road when you go to sell.

Calgary's got a full weekend. Here's what I'd do with it.⁠

If you've got kids — take them to the 4th Street Lilac Festival on Sunday. June 7, 10am to 6pm, 4th Street SW. Free admission. 500+ vendors, 6 live stages, 70+ performances. The whole street shuts down. It's loud, it's busy, and kids absolutely love it. We're talking face paint, bouncy castles, live music every direction you turn. This is how summer starts in Calgary. 35 years running for a reason.⁠

If you're looking for a date night — go to the same street on Sunday afternoon and just pick a patio. The 4th Street patios on Lilac Festival day are something else. All open, all buzzing, festival energy spilling in from the street. Grab a drink, watch the city go by, stay longer than you planned. No tickets. No reservation.⁠

If you're like me and love live sporting events — Cavalry FC hosts Halifax Wanderers at Spruce Meadows on Saturday at 5pm. Both teams are sitting dead level on points in the CPL standings. This isn't a throwaway match. If you've never been to a Cavalry game at Spruce Meadows, the setting alone is worth the trip. Good football, good crowd, and something genuinely on the line.⁠
