After 3 times off and on the market with 3 conditional offers, plenty of ups and downs, and a whole lot of strategic negotiating, this beauty is officially SOLD! 🙌

The third round of multiple purchase offers was the one — securing my seller a great price, and an ideal possession date that worked well for them. 💙

We are definitely experiencing an interesting real estate market, and transactions don’t always follow a straight line. A skilled agent with strong strategies and loads of patience are a must, especially when an accepted offer doesn’t make it to the finish line multiple times and you have to regroup, keep the momentum going and negotiate all over again.

Over the past four days, I’ve had the privilege of handing over the keys on two of my seller listings, and both came with such meaningful next chapters.

One seller is saying goodbye to Calgary and starting a whole new adventure with a move to a small town. 🌾🏡

The other is beginning an incredibly special chapter, moving into and making his grandparents’ home his own with his beautiful family. ❤️ There’s something so meaningful about a home staying in the family and becoming part of a new generation of wonderful memories.

The final walkthrough is not a formality—it’s your last chance to confirm the home is being delivered as agreed.

Imagine you’re closing Friday. You arrive that morning and discover the dining room chandelier and hallway sconces are gone—leaving bare wires behind. The sellers say they were family pieces, but your moving truck is already on the way.

Avoid this situation by being specific:

✅ Name included fixtures in the contract
✅ Save the original listing photos
✅ Walk through after the sellers move out
✅ Compare every room with the photos
✅ Inspect closets, garage and yard
✅ Test appliances and agreed-upon repairs
✅ Confirm all keys, remotes and included items are present

If something is missing or damaged, document it and contact your real estate agent immediately. Depending on the contract and circumstances, possible solutions may include replacement, a seller credit, an escrow holdback or delaying the closing—when permitted and agreed to in writing.

Sellers: If you’re keeping Grandma’s chandelier, replace it before the listing photos are taken and clearly exclude it in writing.

“Usually included” isn’t enough. Clear contracts protect everyone.

A few bumps along the way made this SOLD feel even sweeter! 🏡❤️

These sellers worked incredibly hard to get their condo ready to sell including storing more than a few boxes in my garage! 😊

We had a tough first offer that fell apart at the very last minute with the buyers demanding a $20K price reduction without cause, which was definitely disappointing. But my sellers stayed positive and knew the value in their home and trusted the process. Within two weeks we had another strong offer and the home sold smoothly.
