Canada’s housing challenge isn’t only about demand — it’s also about how many homes are being built. 🏡

CMHC estimates Canada needs roughly 417K–469K housing starts per year to restore 2019 affordability levels by 2036, compared with about 231K annually under its business-as-usual scenario. That represents an estimated supply gap of 187K–238K homes per year.

Corporation Meanwhile, CMHC’s baseline outlook shows Canada’s average MLS® resale price moving from about $675K in 2026 to $699K in 2027 and $717K in 2028 — a gradual recovery rather than a rapid surge.

Beyond 2028, the figures shown are illustrative scenarios based on assumed annual appreciation — not official CMHC forecasts.
