🏒 WE HAVE 500 MORE REASONS TO LOVE MERGE MORTGAGE!

We already had about a million reasons to love our friends at Merge Mortgage Group... and now we have 500 more! 💚

Merge Mortgage Group has donated $500 to Gear Up YYC in support of KidSport Calgary & Area!

What can $500 do?

🏒 Buy approximately 10 brand-new hockey helmets.
🥅 Help protect 10 young players when they hit the ice.
💚 Help keep more Calgary kids in the game.

While Gear Up YYC collects and passes along quality used hockey equipment, some pieces - like helmets - need to be purchased new. That’s where financial support like this can make a huge difference.

A massive THANK YOU to Merge Mortgage Group for stepping up and supporting Calgary’s hockey kids!

$500. 10 helmets. 10 kids better equipped to play the game they love.

Pass It On. Keep Them Playing. 🏒💚

🚨 Did you know the kitchen is one of the most common places for a residential fire to begin?

Most kitchen fires don't start with a dramatic equipment failure. They often begin with everyday distractions — oil left heating, a towel beside the stove, grease buildup, or simply stepping away from something cooking. The good news? Many of these risks are easy to reduce. 🔥🏡

A few simple kitchen fire-safety habits can make a big difference:

✅ Stay in the kitchen while actively cooking on the stovetop
✅ Keep towels, paper, packaging and other flammable items away from burners
✅ Keep a properly fitting metal lid and dry oven mitt nearby when cooking with oil
✅ Never put water on a grease fire
✅ Turn pot handles inward and use back burners whenever practical
✅ Keep your stovetop, oven and range hood clean and free of grease buildup
✅ Keep children and pets at least one metre away from the cooking area
✅ Don't disable your smoke alarm because of nuisance alarms
✅ Know when a fire is too large to safely fight — if it spreads, get out and call 9-1-1

If you're buying a Calgary home, it's also worth looking beyond the countertops and finishes. Scorch marks, damaged appliance cords, overloaded outlets, poor ventilation, heavy grease buildup and questionable renovations can all be warning signs worth a closer look.

And if you're selling, taking care of these issues before listing can help your kitchen look better, function better and give buyers greater confidence that the home has been properly maintained. 🏠

🚨 When was the last time you tested the smoke and carbon monoxide alarms in your home?

These small devices play a huge role in keeping your household safe, but they only work if they're properly installed, maintained, and replaced when needed. Smoke alarms provide an early warning of fire, while carbon monoxide alarms can alert you to a dangerous gas you can't see or smell. 🔥🏡

A few simple habits can make a big difference:
✅ Test your alarms monthly
✅ Replace batteries according to the manufacturer's instructions
✅ Check the manufacture or expiry dates on your devices
✅ Replace smoke alarms after 10 years
✅ Replace carbon monoxide alarms according to the manufacturer's instructions
✅ Make sure everyone in your household knows what the alarms sound like and what to do when they activate

The Calgary Fire Department recommends installing alarms on every level of your home and near sleeping areas, following the manufacturer's instructions and applicable requirements.

It only takes a few minutes to check your alarms, but that simple routine could provide critical warning when every second counts. Make home safety part of your regular maintenance checklist. ❤️

💨 For Real or Not: Do New Homes in Alberta Need an HRV?

For Real or Not: A newly built home in Alberta doesn't need an HRV system.

✅ For real.

But there's an important catch.

Alberta's building code requires homes to have proper ventilation, but it doesn't necessarily require one specific system to achieve it.

An HRV (Heat Recovery Ventilator) is one of the most common ways to meet those ventilation requirements. Modern homes are built much tighter than older homes, so proper ventilation is essential to:

🌬️ Bring fresh air into the home
💨 Remove stale indoor air
🏠 Improve overall indoor air quality

That's why you'll find HRVs in most newer homes—even though the code doesn't specifically say an HRV is the only way to meet the ventilation requirements.

And when it comes to legal secondary suites, separate ventilation requirements apply.

So what did we learn? Sometimes code tells you what needs to be achieved, rather than exactly how you have to achieve it.

This has been another episode of For Real or Not, where I take common misconceptions about construction, real estate, and homeownership and put them to the test.

Follow along so you don't miss the next episode.
