📉 Sales Overview:
Sales activity totaled 2,162 units in May, a 16% decline compared to last year. While sales eased, activity remained relatively stable compared to April as Calgary's market continued its transition away from the highly competitive conditions seen in recent years.

🌆 CREB® Market Highlights:
“Inventory has risen from the start of the year, reaching 6,752 units in May,” said Ann-Marie Lurie, Chief Economist at CREB®. Higher supply levels in apartment and row-style homes are helping move the market toward more balanced conditions, while detached homes continue to face tighter inventory levels.

💰 Supply-Demand Dynamics:
Inventory reached 6,752 units, consistent with last year but 11% higher than long-term trends for the month. New listings slowed compared to last year, but sales slowed at a faster pace, causing the sales-to-new-listings ratio to ease to 51% and contributing to additional inventory growth. Market conditions continue to vary significantly by property type.

📈 Price Insights:
The overall residential benchmark price was $570,500 in May. Detached homes remained relatively stable due to tighter supply, while apartment and row-style homes continued to face downward price pressure as inventory levels remained elevated.

Calgary's housing market continued to stabilize in May 2026, with inventory levels remaining elevated compared to recent years while detached homes maintained the strongest balance between supply and demand.

🏡 Detached homes: Benchmark price reached $747,800, up 0.32% month-over-month but down 2.41% year-over-year.

🏘️ Semi-detached homes: Benchmark price sat at $691,100, rising 0.13% from April while remaining 0.96% below May 2025 levels.

🏠 Row homes: Benchmark price came in at $422,300, down 0.14% month-over-month and 6.43% year-over-year.

🏢 Apartments: Benchmark price averaged $300,400, down 0.33% from April and 9.05% lower than a year ago.

Market conditions varied across property types, with detached homes recording a 41% absorption rate, followed by semi-detached homes at 37%, row homes at 30%, and apartments at 19%.

Inventory remained highest in the apartment segment with 2,070 active listings, while detached homes led all property types with 1,192 sales in May. Average days on market ranged from 28 days for detached homes to 46 days for apartments.
