3,354 homes listed. Only 1,650 sold. What should Calgary sellers know?

September's CREB® report highlights an important difference between the number of homes entering the market and the number of sales taking place.

Here's what happened across Calgary:
- 🏡 3,354 new listings, down 11.32% from September 2025.
- 🔑 1,650 homes sold, down 3.85% year over year.
- 📊 49.19% sales-to-new-listings ratio, compared with 45.37% last September.
- 🏘️ 6,486 homes in inventory, down 6.26% year over year.
- 📍 $566,700 benchmark price, down 0.82% year over year.

But here's what sellers need to understand.

CREB® reports that supply remains elevated relative to sales activity, although conditions vary significantly depending on the type of property.

Detached homes remain in balanced market territory, while row and apartment-style homes are experiencing higher supply relative to demand.

That distinction matters when you're preparing to sell.

Calgary home sales fell. But detached sales went up. What's happening?

September's housing numbers reveal something interesting about Calgary's real estate market.

While total residential sales declined 3.85% year over year, detached home sales actually increased 4.43%.

Here's what CREB® reported for detached homes in September:

- 896 homes sold, up 4.43% from last year.
- 1,726 new listings, down 9.35%.
- 2,968 homes in inventory, down 7.28%.
- 3.31 months of supply, down from 3.73 months last September.
- $739,400 benchmark price, down 0.95% year over year.

So what should buyers take away from this?

A slower overall market doesn't necessarily mean every type of home is experiencing the same conditions.
