Calgary Real Estate Market Update – February

Calgary’s housing market continued to vary by property type in February. Detached and semi-detached homes remain in high demand, with less than three months of supply, while row homes are slightly more balanced. Apartment-style properties, on the other hand, are seeing more options than buyers, giving buyers the upper hand.

According to Ann-Marie Lurie, CREB®’s Chief Economist, “Slowing migration is coinciding with rising apartment supply. Calgary saw record-high starts last year, mostly in apartments, with nearly 18,000 units under construction. While many are rentals, this also affects the condo ownership market. Meanwhile, detached homes, especially under $700,000, continue to face tight supply, while higher-priced detached homes remain relatively balanced.”

Across the city, tighter conditions for detached homes are balanced out by the higher supply of apartments, leaving overall market conditions steady at about three months of supply and a 55 per cent sales-to-new-listings ratio. Inventory in February reached 4,822 units, with condos and row homes making up over half. There were 1,526 sales, down 11 per cent from last February, mainly due to fewer row and apartment transactions.

Seasonal trends usually push prices up at the start of the year after the slowdowns at year-end. February saw benchmark price gains for most property types, though apartment prices continued to dip. Gains in lower-density homes helped offset these declines, leaving Calgary’s overall residential benchmark price at $560,500—up one per cent from January, but still four per cent below last year.
