❄️February 2024 ❄️ Low Inventory and Continued High Demand led to a 2% gain in prices over Jan 2024 and over 10% over Feb 2023.

We continued to see inventory increase however the increase in new listing led to a 23% increase in sales over Feb 2023.

What does this mean for you ⤵️

❄️ If You’re Buying: Understand you are going to compete but there is a strategy when making an offer in competition. Be aggressive but not silly.

❄️ If You’re Selling: Know that buyers are out there but that they are being more discerning. The pre-work and listing preparation you do could be the difference in getting 1-2 offers vs 5+ offers which could mean $1000’s of dollars to your bottom line.

❄️ If You’re a Realtor: Make sure you are advising your clients and walking them through each scenario. No two clients are the same so your strategy shouldn’t be the same for each client either.

January 2024 was an amazing month. We were fortunate to work with so many great people as they started new chapters. From first time buyers to cross-Canada relocations and investors making smart moves; we saw it all last month.

Why didn’t my neighbour’s home sell❓

2022 & 2023 were amazing years for real estate in Calgary but there were a number of homes in the past 12 months that didn’t sell. If you’re selling this year here are 5 Tips to make sure you get the results you’re looking for:

1️⃣ Remember First Impressions: Almost every buyer starts their search online. Consider the first picture you use in your listing (this is called the hero shot for a reason). Many
homes in Calgary (especially in the suburbs) look the same from the front maybe instead use a picture that highlights what is unique about your home; the kitchen, your gorgeous
fireplace or the park you back onto.

2️⃣ Pricing is a Strategy: We aren’t throwing darts here. Many homes don’t sell because their initial listing price was off. Remember this market isn’t used to seeing price reductions; if you need to reduce your price because you ‘tested the market’ buyers could assume it hasn’t sold because there is something wrong with the property.

3️⃣ Marketing Matters: For years now the first showing has been online but now buyers are wanting more than just pretty photos. Video, 3D Tours and Floorplans are non-
negotiable & don’t forget how powerful the words used to describe your home can be.

4️⃣ Back to First Impressions: Buyers are now excited about your house & coming to see it in person, great work! Now, how does your home show? Everything from the way it
smells to what’s on your kitchen counter & the arrangement of your furniture counts. Keep in mind in many situations you are competing with new builds/showhomes

5️⃣ Negotiate with your Head, not your Heart: You’ve done everything right & you’ve gotten an offer! So many sales are mishandled at this step & money gets left on the
table. Having an intimate understanding of the market will give you the upper hand when negotiating & help you know which offer is the right one to take and which you should
push a bit more.

Some takeaways from the Calgary Real Estate Board’s 2024 Forecast.

BUT….What does this mean for you?

🔑 If You’re Buying: Think about moving quickly to beat the spring rush. When rates go down prices will likely go up, talk with your mortgages broker but consider buying at a lower purchase price and ridding a variable rate down 🤔

🔑 If You’re Selling: I can guarantee there will be sellers that will leave money on the table this year because they are lazy and/or they didn’t understand that even in a sellers market property pricing, listing preparation and marketing matter.

🔑 If You’re a Realtor: Make sure your clients are educated and understand what’s happening in their neighbourhood. Remember that neighbourhoods/demographics don’t cycle at the same time and market activity can vary street by street. Take care of your clients regardless of their price range and it will lead to their success and yours.

In the depths of January and February it can be hard to find motivation; it’s dark, it’s cold, the roads are slippery and 30 below fashion is…challenging. As entrepreneurs we have a responsibility to stay motivated: our customers depend on this and our families depend on this. Here’s four things we do to bust though the melancholy, stay focused and give our people what they deserve:

💪Workout: Getting my body moving clears the cobwebs and give me something else to focus on for an hour instead of banging my head against the wall trying to spark an idea.

🌴Book a Holiday: It’s nice to have something to look forward to on these endless days of winter. We try to always have an upcoming holiday booked; even if it’s just an weekend in the mountains. We know it’s a time we can clear our heads and reconnect as a family no matter how busy/challenging the weeks/months leading up to it are.

📲Talk with my People: We all need a hype man/woman, I have a few in my life that hit me with a peptalk when needed. Don’t be afraid or too proud to ask your people for this, even if you’re supposed to be the strong one

🍩Take an Afternoon Off: The goal is to productive, not busy. This doesn’t mean I can duck my responsibilities (calls need to be make, paperwork signed, clients taken care of) but maybe I don’t go to the office one day, maybe we don’t do our previews or I don’t post on social. Maybe instead I go on a lunch date with my wife, maybe I pick my daughter up from school and go for doughnuts or maybe I sit on the floor and play with my dog for an hour and clear my head.

⭐️November 2023⭐️

The good news is new listings are up in Calgary. In fact we had 40% more new listings come to market in November 2023 vs 2022. However, unlike other major cities the increase in listings has done very little to help our extreme lack of inventory because demand remains so high.

Here’s what I think:

✨If You’re Buying: The next 90 days are going to be a great window for you to make a move. New listings are up, mortgage rates are holding steady (hopefully we will start see a decrease). Don’t hit pause on your search over the holidays, there might just be some good opportunities 🎅

✨If You’re Selling: The ball is still in your court but we are seeing a lot of mistakes being made. Pricing is the biggest challenge: We are not in a place to push the price and I certainly recommend listing low with the expectation of getting competing offers. Work with your agent on a proper pricing strategy then make sure the marketing and presentation is 💯

✨If You’re A Realtor: This is your market to shine (or fade). Your advice to your clients now could either set them up for success or cost them thousands. Know your market, study the trends and please take this responsibility seriously 🙏
