Real estate jargon can sound like a math quiz, but absorption rate is actually super simple: it just measures whether a neighbourhood is filling up or emptying out.

• Positive Absorption: More homes are getting bought/rented than listed. The area is hot, inventory is shrinking, and it's turning into a seller's market.
• Negative Absorption: More homes are hitting the market than people are moving into. Options are piling up, giving buyers more room to negotiate.

Congratulations to Doris and Tim on their sale on Danloe Street in Renfrew.

Tim and Doris were super patient, as it took us close to two months to sell their property. They bought the house in 1993 and rented it to many great families over the years. I can definitely see why they had so many awesome tenants, because they were amazing landlords.

Their strategy was simple: rent to good people at a fair rate, and they would usually stay long-term. This strategy worked out very well, and over the last thirty-three years, the property was hardly ever vacant, which saved Doris and Tim from having to find new tenants every year or two.

Well done you two, and thanks so much for letting me represent you as your Realtor!

August data is in, and Calgary’s real estate market is keeping up with its 2026 trend. Both sales activity and new listings are cooling off compared to last year's numbers. August saw 1,660 sales—a 16% drop from last year—while new inventory also slowed, with 3,141 new listings hitting the market, down nearly 10%.
