Calgary Real Estate — September 2026

Calgary’s housing market remained relatively stable in September, with 1,650 home sales, similar to August but nearly 4% below September 2025.

The biggest positive was detached homes, where stronger sales helped offset the usual seasonal slowdown. Detached homes remain in balanced market conditions, supported by steady demand and comparatively limited new construction.

At the same time, new listings increased, bringing the sales-to-new-listings ratio down to 49%. Overall inventory remained fairly stable, with just under four months of supply.

Market conditions differ significantly by property type:

Detached homes: Balanced conditions, with stronger sales.
Row homes: Buyer’s market, with prices down about 8% year over year.
Apartment homes: Buyer’s market, with prices down about 6% year over year.

The difference is largely due to Calgary’s recent construction boom, which produced a much larger supply of apartment and row-style homes, while detached-home construction did not increase as much.

The overall residential benchmark price was $566,700, down nearly 1% from September 2025. Monthly price declines were largely seasonal, and seasonally adjusted prices were relatively stable compared with August.

Bottom line: Calgary’s market is stable overall, but the story varies by property type. Detached homes are holding up better, while increased supply is putting more downward pressure on apartment and row-home prices.
