We had a listing pop up two weeks ago that had over 30 showings in two days and got 5 offers. Other listings are taking longer to sell and reducing price. So what is really going on?

Canadian news headlines will talk about how slow the market is but this is mainly due to the slow markets in BC and Ontario. In Alberta, our market is robust but not all properties are experiencing the same conditions.

Detached homes under $700k are (and will forever be) very desirable. It remains the dream for most home buyers to be able to own their own four walls and this is a price range that many single professionals and couples can afford.

But, in this price range, buyers tend to be very cost-conscious for required updates. So a house that has newer HVAC, windows and interior renovations will sell quickly, whereas homes that need up-front cash have a tougher time getting quick offers.

As the price range moves up, less buyers can afford the homes but there are still some pockets in higher price ranges, even $1M-$2M that are moving very well right now - neighbourhoods that have long track records of being desirable, high-end places to live.
