Two strategies every real estate professional needs, and why they're not the same thing.

LEAD GENERATION is about attraction. It's how people find out you exist:

• Social media content and paid ads
• Open houses and community events
• Referral networks and past client programs
• Your website and Google presence
• Email campaigns and list building

LEAD CONVERSION is about relationship. It's what happens after they find you:

• Responding quickly (speed matters, a lot)
• Personalized follow-up that doesn't feel like a script
• A CRM that keeps you organized and consistent
• Regular value-add touchpoints (market updates, tips, check-ins)
• Building genuine trust so they choose YOU when they're ready

Here's the truth:
Most people focus on one and neglect the other.

On our team, before we send a CMA or talk “price,” we need to walk through the home with the seller(s).

Here’s the truth: pricing a home off a PDF alone is lazy, dangerous and almost always wrong.

Every home has a story—condition, upgrades, flow, location nuances, sightlines, energy… none of that shows up in a CMA. And if an agent is firing off numbers without stepping foot inside first, they’re guessing.

That’s not how we operate.

When we walk through a home with the sellers, we get aligned:

• What’s the true condition?
• What are the value-add features buyers will pay for? Any updates?
• What might hurt your price?
• What prep work matters and what doesn’t?
• How does your home stack against the competition in real life, not just on paper? And lots more while getting to know them on a personal level.

Then we sit down for a strategy session—their goals, timelines and expectations. We pull the data apart together so they understand the market on a higher level.

Because here’s the secret: sellers determine the value of their home once they understand the data clearly. Our job is to educate, guide, and give them a roadmap so they can make confident decisions.

A proper pricing strategy isn’t a CMA.

It’s a walk-through + a conversation + clarity + a plan.
