Ending Q3 the exact same way it began. With a Firm Sale in the beautiful community of Tuscany.  Congratulations to my client’s.

Who btw got a 1.74% interest rate on their mortgage. The lowest I have ever heard of in my entire career.

Calgary experienced a solid Q3, with sales in our detached home market up over 15% and prices up 2.5% vs the same period last year.

So nice to have kids back to school and the return of some routine. Hope everyone stays healthy and safe 😊

Calgarys detached home market has been truly remarkable post-COVID lockdown, but most people probably have not even noticed. June 2020 is almost identical to June 2019 which is a dramatic rebound considering prices were down 8-10% during COVID and sales were down over 60%. Indeed The average price of $539,724 this June is even higher than the June 2019 average. Some parts of Calgary will outperform others but I have been very pleasantly surprised with how fast we have recovered from COVID and how quickly our properties are selling 🙌🏼 @ Calgary, Alberta

The team at Petespicks wanted to take a look at how May is starting off compared to what we saw in April. For detached homes in Calgary the sales volume decline is the same year over year as the decline we saw in April (down 62.66%). The price drop however has accelerated to a drop of 10.42% vs 8.5% in April. This is showing us that the sales that are happening are at a steeper discount than what we saw last month. This is making an already strong buyers market even stronger. We suspect this acceleration in the price drop will not continue into the later part of the month as the economy slowly reopens but we will stay firmly placed in a buyers market for the foreseeable future.
