July delivered the softer pace we typically see mid‑year. Sales and new listings both eased, keeping the sales‑to‑new‑listings ratio steady at 57 per cent. Prices dipped slightly to a $569,200 benchmark, with apartment condos seeing the largest pullback due to ongoing oversupply. Detached homes remain far more stable, with only modest year‑over‑year adjustments.

Even with slower demand, today’s activity is still stronger than what we saw from 2015–2019. Inventory levels are steady, but months of supply rose to 3.5, creating balanced conditions for detached and semi‑detached homes, and clear buyer leverage in the apartment segment.
