Buying the home is one thing. Affording everything that comes with it is another.

The down payment and mortgage payment are usually the big numbers buyers focus on, but there are quite a few other expenses worth planning for:

• Home inspection
• Legal fees
• Property tax adjustments
• Moving costs
• Utility set-up
• Condo document review, if applicable
• Home insurance
• Immediate repairs or maintenance
• That first slightly alarming trip to the hardware store 🔨

Every purchase is different, and not every cost applies to every buyer. The important part is knowing what could be coming before you write an offer — not discovering it when you're already committed.

When it comes to downsizing, one of the first questions we hear is: condo or villa?

The answer really comes down to how you want to live.

A condo can be a great fit if you want something truly low maintenance, easy to lock up and leave, and possibly some built-in amenities.

A villa can give you a little more of that traditional home feeling — your own front door, a garage, more space and often more privacy — while still cutting down on exterior maintenance.

Neither is automatically the “better” choice. We’ve seen people move into beautiful villas and realize they still have more house than they wanted. We’ve also seen people choose a condo and discover they miss having a garage, outdoor space or a little more separation from their neighbours.

Before you start looking at properties, think about what you actually want your day-to-day life to look like. That usually makes the condo vs. villa decision a whole lot easier.

Timelines to coordinate. Deposits to track. Conditions, lawyers, financing, inspections, paperwork, deadlines, follow-ups, and approximately 47 moving parts that clients shouldn’t have to manage alone.

Our job in this phase is keeping everything moving, organized, and as low-stress as humanly possible so you’re not lying awake wondering if you forgot something important.

Sometimes the thing that didn’t work out isn’t the wrong ending, it’s the right redirection.

A plan changes. A door closes. Something you were sure was the thing suddenly... isn’t.

It’s easy to see that as a setback in the moment.

Sometimes it’s just life clearing space for something that fits better, feels better, or makes more sense than what you were trying so hard to hold onto.

Not everything is meant to stay.
