📉 ʙɪɢ ɴᴇᴡꜱ ꜰʀᴏᴍ ᴛʜᴇ ʙᴀɴᴋ ᴏꜰ ᴄᴀɴᴀᴅᴀ!

Today, the BoC cut its overnight rate by 0.25%, which means most lenders are expected to lower prime to 4.45%.

💡 If you have a variable-rate mortgage or HELOC, you will likely see some relief on interest costs. For those with true floating-rate payments, your monthly payment might even drop slightly. (Fixed-rate mortgages will not change today since they are tied to the bond market, not the BoC.)

🏡 What does this mean for buyers?
With rates easing and the spring market just around the corner, now is the perfect time to get pre-approved. Locking in early can protect you from future rate changes and help you move quickly when the right home becomes available.

🌷When the spring rush and potential rate shifts in 2026 overlap, lenders tend to tighten up, approvals slow down, and low-rate opportunities can disappear quickly.

The Bank of Canada announced a 25 basis point rate cut today, and major banks are expected to follow with reductions to their Prime Rates. This will lower borrowing costs for variable mortgages, home equity lines of credit, and other forms of revolving credit.

Many economists expect rates to gradually decline through late 2025 into 2026. Fixed mortgage rates, however, may not decrease as much, and there is still the possibility that inflation or unexpected economic developments could put upward pressure on rates.

For homeowners and buyers, the current environment may present opportunities to plan ahead and evaluate mortgage options before market activity increases in 2026.
