Here’s a big mistake you could make 👇
And it could cost you lots of money.

If you’re going to be doing projects before listing your house you want to follow these tips:

1) Don’t overspend and buy the top of the line.

Most of the time, buyers won’t know the difference between quality midgrade and top of the line. You’ll end up wasting money to brag on the listing how you bought Egyptian wood planked floors or whatever.

2) Don’t buy the cheapest stuff either.

Slapping up the low quality- cheapest lights, window treatments and carpet won’t add value to your house. People will see that it’s low quality and add it to their list of projects. You want quality at a good price.

3) Put the money where it counts most.

Like the kitchen countertops as they’re a visual focal point. People will notice things like that. Then paint the cabinets to give a fresh look. It’s all about balance.

4) Don’t overlook little details.

Like the house being super clean. Buyers notice when a house doesn’t smell good or if it’s not clean. The best money you can spend is on a thorough deep clean.

I hate seeing people waste money on too much or too little before listing their house and not see a return on their investment.

Having trouble deciding what neighbourhood you want to be in?

Here's 3 quick ways to figure it out:

1) Walk around the area - are the people in the neighbourhood people that you'd want to be friends with? If you have kids, do they also have kids for your kids to be friends with?

2) Calculating your commute - If you're busy, you'll want to move closer to work or maintain your commute time.

3) Research the amenities - Where are the best parks? Top schools? Prioritizing the main features you want will help you pick the right neighbourhood.
