Canada Housing Starts Trend Down 1.3% | Real Estate Update - for you
Keeping an eye on our housing market trends is key for anyone navigating real estate in Calgary and beyond. The latest numbers show Canada’s six-month housing starts trend has dipped about 1% month-over-month in mid-Q3, settling at roughly 244,000 annualized units. The monthly pace held steady around 229,000. In larger Canadian centres, actual starts hit 17,700 in mid-Q3—a 2% decrease compared to last year—bringing our year-to-date total to 149,500, down 4%. For cities over 50,000 people, homes under construction dropped slightly by less than 1% to 371,700 units, still indicating a robust pipeline. However, completions took a sharper turn, down 11% month-over-month to 17,600 units, while permits for future builds nudged up just under 1% to 142,400. Even with these shifts, the overall number of starts remains higher than in recent years. As construction activity moderates toward the end of the year, understanding these patterns helps my clients make informed decisions—whether buying, selling, or investing in Calgary’s dynamic market.
