Before you sign with any real estate agent, ask them this one question:

"What's your plan if we don't have offers in the first two weeks?"

Their answer will tell you everything.

If they stumble, get vague, or pivot to reassurances without substance—pay attention to that.

If they walk you through a clear, honest plan—pricing adjustments, marketing pivots, proactive communication—you've found someone worth trusting.

I'm not just a real estate agent who works in Calgary. I'm a Calgarian who happens to sell real estate.

There's a real difference.

I know the coffee shops in Kensington that are worth the drive. I've watched the Stampede fireworks from Prince's Island Park. I've sat in Crowchild traffic and still chosen to live here. I know which SW neighbourhoods have the community feel that families are looking for, which schools people are quietly trying to get into, and which streets feel different in person than they do on a map.

I hear this from empty nesters all the time. And every time, I gently push back on the word itself.

Because what they're really describing isn't downsizing. It's rightsizing.

The couple I worked with last year moved from a 2,500 sq ft house to a 1,400 sq ft condo in the Beltline. They were nervous. They thought they'd feel cramped.

Three months later, they told me they felt free.
