Most people think listing a home is simple: take some photos, post it online, wait for offers.

Here's what actually happens when you work with me:

→ A staging consultation and professional photography that shows your home the way it deserves to be seen
→ A pricing strategy built on what's actually happening in the market right now, not what feels good emotionally
→ A marketing plan that reaches buyers where they actually are
→ Pre-listing outreach to people in my network who are actively looking
→ A negotiation strategy we build together before any offer comes in, so you're never caught off guard

And that's just the first week.

I treat every listing like it matters—because it does. This is your home. Your next chapter. It deserves more than a cookie-cutter approach.

If you're thinking about selling, I'd love to walk you through what this process actually looks like for your specific home.

Thinking about listing this summer? I've been having this conversation a lot lately.

May is one of the strongest months for seller activity in Calgary—but showing up without a strategy is like hosting a dinner party without a menu. You can pull it off, but it's stressful and the results are unpredictable.

Here's what I'm seeing smart sellers do right now:

1. Preparing their home before it hits the market—because first impressions are everything and you only get one shot
2. Pricing based on what's actually happening in May 2026, not what their neighbour sold for two years ago
3. Telling the story of their home, not just listing the square footage
4. Choosing an agent who will negotiate hard for them—because list price and sale price are not always the same thing

I've guided sellers through boom markets, slow markets, and everything in between. I know what works right now.

If you're thinking about selling this summer, let's talk before you make any moves. A little strategy upfront can mean a lot more in your pocket at the end.

Something I hear from clients after we close:

"I didn't expect you to still be checking in."

And honestly, that surprises me every time. Because to me, the relationship doesn't end at possession day.

I tell you the truth, even when it's not what you were hoping to hear. I put your long-term wellbeing ahead of a short-term transaction. And I stay in touch—not to ask for referrals, but because I genuinely care how things are going.

Real estate is deeply personal. You're not just buying a property. You're choosing where your kids will grow up, where you'll host the holidays, where you'll build the next chapter of your life.

I never lose sight of that.

If you're looking for someone who will treat your biggest investment with the care it deserves—and still be there long after the keys are handed over—I'd love to connect.

"We had no idea where to start. The whole thing felt impossible."

That's what my clients told me when we first sat down together in March. First-time buyers. Competing priorities. Terrified of overpaying. Unsure which neighbourhood actually fit their life.

Last week, they got their keys.

Beautiful home in Mahogany. Under budget. And they felt confident every single step of the way.

Here's what made the difference:

→ We started with education, not listings
→ I mapped neighbourhoods around how they actually live—not just price points
→ We negotiated terms that protected them
→ I stayed in constant contact so they were never left wondering what was happening

This is what real estate should feel like. Not stressful. Not confusing. A process where you feel genuinely supported.

If you're feeling overwhelmed before you've even started, that's exactly where I come in. You don't have to figure this out alone.

Prestigious, nature-connected and coveted for good reason. An oversized corner lot backing onto greenspace and a pathway system that puts the best of outdoor living right at your door.

Nearly 3,000 sq ft in the heart of one of Calgary’s most sought-after southwest communities. A corner lot where your backyard opens onto walking paths, a park, and open space as far as you can see. Every window on the main floor frames nothing but nature. Every evening on the deck feels like a world away from the city.

Vaulted ceilings from the moment you walk through the grand entrance. A chef’s kitchen with custom cabinetry, Sub-Zero fridge and stainless steel appliances. Two stone gas fireplaces. The primary suite is a private sanctuary looking out over tranquil greenspace, with a walk-in closet and ensuite featuring a skylight and jetted tub. Fully finished top to bottom with space for the whole family.

Every property deserves to be presented with intention and marketed to the right buyers. This is the standard I bring to every listing because your home and your goals matter.

"We're just going to wait until the market cools down."

I hear this a lot. And I genuinely understand it—waiting feels like the safe choice.

But after 10+ years in Calgary real estate, here's what I've actually watched happen:

The family who waited for the perfect time in 2019 is now priced out of the neighbourhood they had their heart set on.

The couple who made a thoughtful, strategic decision in 2020—even with all the uncertainty—has built real equity and is living in a home they love.

Waiting for perfect conditions often means missing good ones.

The best time to buy isn't when the market is flawless. It's when you're financially ready, you've found a home that genuinely fits your life, and you have someone in your corner who will guide you through it honestly.

I'm not here to push you into anything. I'm here to help you figure out what actually makes sense for your timeline, your budget, and where you're headed.

If you want an honest conversation about whether now is right for you, I'm always happy to have it.

𝐈𝐧𝐧𝐞𝐫 𝐜𝐢𝐭𝐲. 𝐑𝐢𝐯𝐞𝐫𝐟𝐫𝐨𝐧𝐭. 𝐅𝐨𝐮𝐫 𝐥𝐨𝐭𝐬 𝐨𝐧 𝐭𝐡𝐞 𝐄𝐥𝐛𝐨𝐰.

Three on Riverdale, one on Rideau Road. Directly on the river, in one of the most established neighbourhoods in the city. Riverdale is the kind of street that stops you. The tree canopy arches over the sidewalk like something out of a film, and the river is waiting at the end of it.

Offers are reviewed beginning late May through early June, so the window is short. I’ve lived on this street long enough to know that what makes it special isn’t just the river. It’s the people who chose it. Full site analysis and due diligence packages are ready.

Comment RIVER or DM me and I’ll send you everything you need. Save this post if you’re even thinking about living on the river. 🌿

The biggest mistake I see first-time buyers make has nothing to do with money.

It's not stretching their budget. It's not skipping the inspection. It's not even choosing the wrong neighbourhood.

It's this: chasing the perfect home instead of finding the right one.

Perfect doesn't exist. But right for you? That's absolutely findable.

I've watched couples buy the "perfect" house—the chef's kitchen they never cook in, the extra bedroom they can't afford to furnish—and they're stressed. The home looks great on paper and feels heavy in real life.

And I've watched families buy the right house for their actual life, their real budget, their honest future plans. They're thriving.

When I work with first-time buyers, I don't start with listings. I start with questions:

→ How do you actually spend your time at home?
→ What matters most to you five years from now?
→ What are you genuinely willing to compromise on—and what's non-negotiable?

That clarity changes everything.

Let's find what's right for you, not what looks perfect on paper.

The question I keep hearing right now: "Is this actually a good time to buy?"

Honestly? Here's what the data is showing me:

✓ Inventory is up compared to last May—more options, less panic
✓ Days on market have stretched a little, which means less bidding war pressure
✓ Rate stability is making monthly payments more predictable to plan around

But here's what the numbers can't capture: the families I've watched wait for the "perfect" moment and slowly get priced out of the neighbourhoods they loved. And the ones who made a thoughtful, informed decision and are now settled into homes they'll be in for decades.

You can't time the market perfectly. But you can make a really good decision with the right information and someone in your corner.

If you're thinking about buying this spring, let's talk about what makes sense for your situation specifically—not just what the headlines are saying.

One of the questions I get most from young professionals and growing families:

"Should I buy an investment property first, or focus on my primary residence?"

Honest answer? It depends on where you're actually headed.

Investment property first might make sense if:
→ You're genuinely comfortable renting for a few more years
→ You want to start building equity while someone else covers your mortgage
→ Long-term wealth building is your primary focus right now

Primary residence first might make sense if:
→ You're ready to put down roots and stop moving
→ You want stability and control over your own space
→ You're thinking about family, school zones, and community

There's no universal right answer here. But there is a right answer for you—and it comes from getting clear on your financial picture, your timeline, and what you actually want your life to look like in five years.

I've helped clients navigate both paths. If you're trying to figure out which one fits where you're headed, let's talk it through.
