Calgary's housing market saw a seasonal slowdown in July, with both sales and new listings easing compared to last year. While increased supply continues to create more choice for buyers, overall market conditions remain balanced in many segments, giving buyers and sellers opportunities in today's market.

Here's a little breakdown:

• Last month's sales were 9% lower than a year before.
• There were 15% fewer new homes listed than the previous year.
• The benchmark price for all home types was $569,200.
