Buyers, on the other hand are favoured in the Wheatland region. Here, the sales-to-new-listing ratio is only 35%, so start packing if you’re interested in moving east of Calgary!

Canadian Home Prices Priced in Gold $Canadian from 2005-2023 (Jan).

Canadian Home Prices have increased by 223% since 2005, priced with fiat money.

Canadian Home Prices have decreased by -36% when priced with "real money"

In 2023, it says that the average home is equivalent to purchasing 279 ounces of gold which is equivalent to $688k. Meaning homes aren't overpriced relative to the price of gold, which shows a more accurate value of purchasing power than dollars.

Historically sales have been outpacing inventory as we see more demand than supply - meaning it is a sellers market out there. With homes selling over 4% on average with just 1 day on the market, creating more pressure on buyers🏠.

🔑Calgary Real Estate Market Update 🔑

Calgary’s real estate continues to remain strong as homes are selling! If you are looking to sell your home, you will have little competition as they are coming off the market!

With a strong economy, we are still seeing an influx of migration across the country and with interest rates increasing, there may be more people coming out this way.

Calgary home prices are down 0.3% over last month and up 7.8% over December last year. And since supply is still low, there is much more demand meaning it’s a good time to sell your home right now. So what does this mean for buyers, there may be more competition on available listings and buyers would need to act fast.

🌟Attention Investors🌟

Rent has become less affordable for families in 2022 with the increasing costs of goods. About 40-50% of families incomes are spent on rent and we will see that trend continue into 2023 as rent prices increase, demands for rental houses will rise.

Calgary’s housing market remains strong as home prices increase - the price for rent will also increase in tandem. They may not always increase/decrease in the same degree but it is required for a healthy housing market. 🔑

1. What kind of coverage is available? 📝

- Insurance companies provide different types of coverages depending on where you live, make sure to get the kind of coverage you need for your home.

2. What are you paying for? 💰

- Most policies will require additional fees for things like heavy rainfall or flood protection, sewer backup - some insurance providers don’t even have this option, ensure you are covered appropriately.

3. What are your deductibles? ✅

- Deductibles are the amount of money you need to pay in order to use part of your coverage. Typically, policies are less expensive with higher deductibles

4. What difference will mitigating risk make? ⚠️

- Some insurance policies will have requirements to mitigate risk or offer price reductions. Some areas require certain coverage to reduce risk for the provider.

5. What are the caps? ℹ️

- If you decide to add additional coverages, they will have certain limits on how much money of that claim will cover. Find out what these limits are to better understand your coverage.
