🏃‍♂️💙 A Calgary tradition with a bigger purpose.

The 46th Calgary Police Classic takes place Saturday, September 19 at Cowboys Park — bringing our community together to support first responders and raise funds for the Calgary Police Youth Foundation.

Mortgage Connection has proudly supported this initiative since 2018, and we’re grateful to continue being part of an event that makes a difference in our city.

Putting less than 20% down on a home? There’s another number you need to understand.

CMHC mortgage insurance — also called mortgage default insurance — can allow qualified buyers to purchase a home with a smaller down payment.

But one point causes a lot of confusion:

The insurance protects the lender, not the homebuyer.

For most insured purchases, here’s how the minimum down payment works:

🏡 $500,000 or less: minimum 5% down

🏡 $500,001 to $1,499,999:
5% on the first $500,000 + 10% on the amount above $500,000

🏡 $1.5 million or more:
CMHC mortgage insurance is not available, so a minimum 20% down payment is required.

Then there’s the insurance premium.

For common insured purchase scenarios, CMHC’s current premium rates are:

•⁠ ⁠5%–9.99% down: 4.00%
•⁠ ⁠10%–14.99% down: 3.10%
•⁠ ⁠15%–19.99% down: 2.80%

The premium can usually be paid upfront or added to your mortgage. If you add it to the mortgage, you’re borrowing that amount too.

Does that mean putting 20% down is always the better choice? Not necessarily.

Sometimes keeping more cash available for closing costs, an emergency fund, moving expenses, or other priorities can matter too. The right down-payment strategy depends on your qualification, available savings, payment comfort, and longer-term plans.
