💥Calgary’s July market didn’t fall off a cliff — it simply changed lanes. Some property types stayed comfortably in their lane. Apartment condos found the exit ramp.
Sales declined 9.2% year over year, while new listings fell 15%. The citywide benchmark price settled at $569,200, down 2.1%, with 3.48 months of supply.
The real story, however, is in the property type:
✓ Detached and semi-detached conditions remain mostly balanced
✓ Row homes are showing signs of oversupply
✓ Apartment condos continue to favour buyers, with prices down 8.4% year over year
Calgary isn’t one market wearing one cowboy hat. Your neighbourhood, property type and price point will tell you far more than a citywide headline ever will.
