Calgary’s real estate market started 2026 with a slower, but seasonally typical, January. Sales were down, inventory rose, and buyers had more choice—especially in higher-density homes.

📉 Sales: 1,234 in January, down 15% YoY
📈 Inventory: 4,391 active listings, highest January level since 2020
📊 Sales-to-New-Listings Ratio: 44% (more choice, less urgency)

Price Trends:
* Benchmark Prices: ⬇️ ~5% YoY
* Detached Homes: Tight conditions, under 3 months supply
* Apartments & Row Homes: Softer, ~5 months supply

Higher-density homes saw the biggest slowdown, while detached homes remain in higher demand. As we move toward spring, timing, strategy, and property type are more important than ever.

🏡 Calgary Market Update – December 2025

2025 housing market shifts toward more balanced conditions. After several years of strong price growth, 2025 marked a year of transition for Calgary’s housing market. Increased housing supply and easing demand helped move the market from seller-favoured to more balanced conditions.

📉 Sales totaled 22,751 in 2025, down 16% from last year but still in line with long-term trends. Over 40,000 new listings came to market — up 9% year-over-year — improving inventory levels across the city.

📊 Price trends varied by property type:
* Average Benchmark Price (2025): $577,492 (⬇️ 2% YoY)
* Detached Homes: ⬆️ 1% YoY
* Semi-Detached Homes: ⬆️ 3% YoY
* Apartments: ⬇️ 3% YoY
* Row Homes: ⬇️ 2% YoY

Most of the price softening occurred in apartments and townhomes, while detached and semi-detached homes held up better. Conditions also varied by location, with the North East seeing the largest price declines after strong gains in prior years.

For the first time in three years, Calgary enters the new year with healthier inventory levels.

Conditions remain relatively balanced heading into winter.
As expected for this time of year, sales, new listings, and inventory slowed in November. With 1,553 homes sold and 2,251 new listings, the market stabilized and avoided further inventory growth.

📉 Homes for sale sit at 5,581, still higher than last year and above normal for November. Most of the extra supply is in apartments and townhomes, while detached and semi-detached homes remain balanced.

📊 Prices continue to adjust, with the benchmark price at $559,000, about 5% lower than last year. Apartments and townhomes are seeing the biggest declines, while detached homes are holding up better.

November Highlights:
* Homes Sold: 1,553
* New Listings: 2,251
* Homes for Sale: 5,581
* Condos & Townhomes: More choice for buyers
* Detached Homes: Balanced conditions

🏡 Calgary Market Update – September 2025

A boost in new listings drives further inventory gains and price adjustments.

Inventory continued to climb in September, reaching 6,916 units — up 36% year-over-year and well above long-term trends. The surge in supply was fueled by 3,782 new listings compared to 1,720 sales, as activity slowed heading into fall.

📉 The added inventory is easing price growth across much of the city. Apartments and row homes have seen the most notable impact, with apartment prices down over 6% year-over-year to $322,900. Detached homes remain more resilient, down just 1% year-over-year to $749,900, with most adjustments in the North East and North districts.

September Highlights:
Sales: 1,720
New Listings: 3,782
Inventory: 6,916 (⬆️ 36% year-over-year)
Sales-to-New-Listings Ratio: 45%
Months of Supply: 4 – highest since early 2020

As supply rises and demand cools, Calgary edges closer to balanced-to-buyer conditions, especially in the apartment sector. Still, prices remain above pre-pandemic levels in most areas.

🏡 Calgary Market Update – July 2025

Supply growth weighs on home prices. Inventory in Calgary climbed to 6,917 units in July—the highest since before the pandemic and above long-term trends—driven largely by gains in newer communities. Supply increased across all property types and districts, but the steepest gains are in areas with the most new development.

📉 The citywide benchmark price has been easing for several months and now sits 4% below last June’s peak. Price declines are most pronounced in apartment and row-style homes—especially in the North East and North—where new supply is surging. Detached and semi-detached homes remain more balanced, holding closer to stable prices.

July Highlights:
* Sales: 2,099 (⬇️ 12% year-over-year)
* New Listings: 3,911 (⬆️ 8% year-over-year)
* Apartments: Over 4 months of supply – buyer-friendly conditions
* Detached/Semi-detached: Around 3 months of supply – balanced conditions

While conditions have shifted, price adjustments so far haven’t erased the significant gains made over the past several years.
