• Buyers currently have more choice than they’ve had in years.
• Inventory remains high and prices have softened.
• This is creating favourable conditions for condo buyers.
• Condo prices are down approximately 9% compared to last year.

🏘️ Townhome Market
• Inventory has increased.
• Sales have slowed somewhat.
• Prices remain relatively stable compared to earlier this year.
• Overall conditions are becoming more balanced.

🏡 Detached Home Market
• The detached market remains healthy and balanced.
• Inventory is still lower than long-term averages.
• Prices have remained stable and have shown modest gains this year.
• Well-priced homes continue to attract buyers.

💎 Luxury Market
• Higher-end properties continue to perform well.
• Demand remains strong in many luxury segments.

Bottom Line

The most expensive mistakes are rarely the obvious ones. They’re usually the things people didn’t know to look for in the first place.

Buyers are simply taking a little more time and becoming more selective with their decisions.

Relocating between cities is exciting, but there are a lot of moving pieces behind the scenes.

These clients were making the move from Toronto to Calgary and wanted guidance not just on homes, but on communities, lifestyle, and long-term fit.

At the same time, they were preparing their existing home for sale and coordinating timelines across provinces.

As luck would have it they were called back to Toronto in a short amount of time, so we had to flip the whole process over again.

The preparation mattered. The strategy mattered. And the details mattered. We persevered!
