In line with seasonal expectations, both sales and inventory levels trended up relative to March’s activity. Despite this typical monthly rise, April sales totalled 2,104 units, six per cent lower than levels reported in 2025.
“Sales were expected to ease this year as our market transitioned away from strong demand that was driven by previously rapid migration growth. Improved supply choice across the entire housing spectrum has reduced the urgency among potential purchasers, helping our market shift away from seller’s market conditions to more balanced conditions,” said Ann-Marie Lurie, CREB®’s Chief Economist. “However, the trend of limited supply choice in the detached market continues, while conditions favour the buyer in the apartment condominium market.”

With 3,829 new listings in April, the sales-to-new-listings ratio remained at 55 per cent, supporting a modest monthly gain in supply. Inventory levels reached 5,973 units, nearly two per cent higher than levels reported last April. Overall, the months of supply remained just below three, representing relatively balanced conditions. However, this ranged from just over two months for detached homes to over four months for apartment-style homes.

The unadjusted total residential benchmark price trended up compared with March, reaching $568,800. The monthly gain was mostly associated with seasonal improvements, which is expected heading into the spring market. Monthly gains were higher in the detached and semi-detached segments. Overall, compared with the previous year, prices remain three per cent lower, with modest year-over-year declines in the detached and semi-detached sector, while declines neared nine per cent for apartment-style units.

So far in 2026, conditions have varied, ranging from seller’s market conditions and price growth for detached homes in some parts of the city to buyer’s market conditions and price adjustments in the apartment condominium sector.

Overall inventory reached 2.84 months of supply, up 7.90% from last April, but conditions vary dramatically by property type. Detached homes remain tight and competitive, while the condo and apartment segment has swung toward buyers, with noticeably more choice and negotiating power than a year ago.

The headline number only tells part of the story. Your experience will depend heavily on what you're buying and where.

April has this funny way of making everything inside feel a little stale. The light shifts, the days stretch out, and suddenly your living room looks like it belongs to a different season. Good design isn't about keeping up. It's about feeling at home.

Here are four simple things worth trying this month:
Let the light in. Swap heavy drapes for linen sheers. Spring light in Canada is short and precious, and it's worth showing off.

Pick one bold accent. A single terracotta vase or sage-green throw does more than a full redesign ever could. Seriously.

Clear the counters. Negative space is a design choice, not a sign you need more stuff. Give your surfaces room to breathe.

Bring something living in. A pothos, a sprig of forsythia, even a little bundle of grocery store tulips. Greenery grounds a room like nothing else.

The thing is, you don't need a renovation. Most of the time, a few intentional swaps are all it takes. Rearrange the coffee table. Move that lamp to the corner it was always meant for. Pull out the art print you bought and never hung.

The best interiors aren't decorated. They're edited.

Whether you're working with a condo in Calgary or a century home in Halifax, the principle is the same: small changes, done with intention, land every time.

Which tip are you trying first? Drop it in the comments!

As winter winds down, one thing many Canadians look forward to is tackling their annual spring cleaning. After all, who doesn’t like to have a fresh start for a new season? Whenever you get around to deep cleaning your home, here are some safety tips to keep in mind.

Read and follow safety instructions
Many cleaning products--even some labelled eco-friendly or organic--contain ingredients that can harm your health if not used properly. Always read the label before using a new cleaning product to be aware of the hazards and understand the precautions you should take during use. Never mix different cleaning products together. Combining bleach with ammonia, for example, can create a toxic gas.

Learn the hazard symbols
Hazardous cleaning products include safety information on the label. Look for hazard symbols on the front of the product to give you information about the danger.

There are three types of hazard labels you should know about:
- A flame: the product is flammable
- Skull and crossbones: the contents are poisonous
- A bony hand: the product is corrosive.

The frame of the hazard symbol is also important:
- A triangle: symbolizes that it is the container that is dangerous
- An octagon: symbolizes that the contents inside are dangerous

Teaching children from an early age to stay away from containers with hazard symbols can help keep them safer.

Gear up
Reading the label will tell you if you need to wear protective equipment like gloves when using certain products. In other cases, you’ll want to wear clear safety glasses or goggles to protect your eyes. You should also remove your contact lenses if you wear them before starting cleaning to prevent irritation from contact with chemicals or particles in the air.

Safe storage
Always leave cleaning products in their original containers so everyone can read the safety information on the label. If you have young children in the house, all cleaning products should be stored in a locked cupboard or on a high shelf that’s out of their reach.

By taking some simple steps, you can enjoy a sparkling clean living space and keep yourself safer. Find more safety information at canada.ca/healthy-home.
