I hadn’t thought about it very much but figured they knew something I didn’t, so I started to look into it. A few years passed and I looked into a few different opportunities, but nothing felt right. Then Covid came along and I found myself with a large volume of time to sit an

d think and assess things. It was a volume of time I don’t think I’ve experienced in over 3 decades. For over 30 years, I’d been going full tilt. Building a demanding business while raising 3 boys. I was driving to hockey arenas, BMX tracks, swimming pools, rodeo arenas, and running a small farm. I had completely lost track of where I was going. Then a funny thing happened. I decided to use the newfound time I had to do some deep soul-searching. I started with some basic things. Health, I started to eat better, and healthier. Fitness, I started to train way more. Mindset, I read several books and listened to inspirational podcasts. I started feeling better, healthier, more energetic and grateful, and excited about life. Now I needed to find something to channel all that energy and excitement into. Something I would love doing and something that would suit my newfound energy level. And it dawned on me, I was already doing it! Being a Realtor was a grind when I was doing a hundred other things at the same time, but now I’m not. My life is simple now. I realized that I love being a Realtor and I love helping people! And now that I’ve realized this, I have a whole new passion for my work. I can completely empathize with young families. They outgrow their home and feel completely overwhelmed by the thought of moving. That’s exactly where I come in. I can take so much of that stress away. I can streamline the process with my Signature 5 Step Plan For Upsizing. This allows young families to enjoy the lifelong memories they are creating. My pleasure in life comes from helping someone else to realize their dreams. I wake up excited every day now looking for another opportunity to help someone.

Most people think downsizing starts with selling the house. 🏡

In my experience, it starts with something much simpler...

Getting clear on what you actually want your next chapter to look like.

The challenge isn't usually the move itself.

It's all the questions swirling around in your head. 🤔

Should we move now or wait?
Where would we go?
What would we take?
What would we do with everything we've accumulated over the years?

When those questions don't have answers, it's easy to feel stuck.

That's why I believe downsizing should never begin with a "For Sale" sign.

It should begin with a conversation. ☕

A chance to slow down, talk through your goals, your concerns, your timing, and all the little details that keep popping into your mind.

Because once there's a plan in place, everything feels different.

The uncertainty starts to disappear.
The stress eases.
The decisions become easier.

And instead of feeling overwhelmed by the process, you start feeling confident about what's ahead. ✅

Downsizing is a big life transition.

But when you take it one step at a time, it becomes a whole lot more manageable... and a lot less intimidating. 😊

Most homeowners think buyers are looking at square footage… but they’re actually reacting to their feelings.

And that feeling is often decided in the first 30 seconds.

I was out showing homes the other day, and we narrowed it down to two. Very similar properties, same price range, same general layout.

But one had a few things left undone. Scuffed walls, small repairs, nothing major… just enough to feel like “work.”

The other? Honestly, not that different. But it was clean, touched up, and showed beautifully.

So, that was the one.

No debate.

And here’s the interesting part… my buyers didn’t just prefer it, they felt pressure. They assumed other buyers would love it too, and they didn’t want to miss out.

So they wrote a strong offer.

That’s the power of presentation.

✨ It creates emotional connection
✨ It removes doubt
✨ And most importantly, it creates urgency

Now here’s where people go wrong…

They think they need to renovate everything before selling. New kitchen, new bathrooms, the whole deal.

In reality? Most of that doesn’t pay you back.

But paint, minor fixes, decluttering, and proper staging?

That’s where the return is.

Especially for downsizers, you’re not just selling a house… you’re selling ease, simplicity, and a move-in ready lifestyle.

And buyers will pay a premium for that feeling every single time.

One thing I’ve learned after all these years in real estate…

The right fit matters. 🤝

Not every client is going to connect with the way I do business.
And honestly… that’s completely okay.

Because the best downsizing experiences happen when there’s trust, mutual respect, and good communication right from day one.

I tend to work best with people who value honesty over pressure.
People who appreciate straightforward conversations.
People who believe kindness still matters… and that treating others well matters too.

Because downsizing isn’t just about selling a house. 🏡

For many families, this is an emotional season of life.
There are big decisions.
A lot of moving pieces.
Sometimes stress, uncertainty, and difficult conversations along the way.

And in moments like that, character matters.

Patience matters.
Respect matters.
Being able to have honest conversations matters.

The good news is, when those things are in place, the whole process feels lighter.
Calmer.
A lot less overwhelming.

And truthfully… those are the kinds of people I genuinely enjoy working with most. 😊

So if you value honest communication, and doing things the right way…
there’s a pretty good chance we’d work well together.

And if not, that’s okay too. There’s room for everybody in this business.

I’ve taken a LOT of coaching and sales courses over the years… and honestly, I can’t believe how many of them are still basically teaching sales tactics from the 50’s and 60’s. 😅

Just repackaged with shinier branding and a few new buzzwords.

“The client says this… you say that.”
“Use this line.”
“Overcome the objection.”
“Close harder.”

And the older I get, the more I realize why that stuff never really sat right with me.

One piece of advice I DID get years ago from an agent near the end of her career has stuck with me ever since.

She said:
“Don’t try to act like anyone other than yourself. You’ll attract clients because of who you are.”

And honestly?
I think that advice is more true now than ever.

People are exhausted from feeling sold to. 🤦‍♂️
They’re tired of polished scripts, fake urgency, and biased information dressed up as “advice.”

I think most people just want someone real.

Someone who tells them the truth… even when it’s not the most convenient thing to hear.

And I’m kind of glad that’s the direction things are going, because I’ve never been very good at sugarcoating things anyway. 😂

I tend to shoot from the hip.
I’ll tell people what I honestly think.
Sometimes they love that.
Sometimes they don’t.

And honestly… I’m completely okay with that.

Because at this stage of my life and career, I’d rather work with people who appreciate honesty than try to be everything to everyone.

Your health really is everything. ❤️

Not the house.
Not the endless to-do list.
And probably not that half-finished garage project that’s been sitting there since 2007 😄

When I’m off duty, I’m not trying to train like an athlete or prove anything to anybody.

I’m just trying to move my body, stay active, and make a few better choices where I can.

And honestly, I don’t think it needs to be complicated.

Most people don’t need extreme workouts or perfect routines.

Sometimes it’s just:
• Going for a walk 🚶
• Stretching a little
• Eating a bit better 🥗
• Cutting back on a few extra snacks 😉
• And simply being more consistent

Because the truth is, there’s never a perfect time to start taking care of yourself.

Life stays busy.

There’s always another project, another responsibility, another reason to put it off.

But eventually you realize…

A beautiful life doesn’t mean much if you don’t actually feel well enough to enjoy it.

Small steps. Every day. That stuff adds up.

Helping your Parents to Downsize isn’t hard just because of the move…

It’s hard because of what they think it says about them.

For years, their home has told the world:
“You did well.”
“You built a life.”
“You raised a family there.”

So the idea of moving to something smaller can feel like they’re rewriting that story… and not in a good way.

Like maybe it looks like they’re stepping back.
Or slowing down.
Or that something’s changed.

And that thought? It sticks.

Because this isn’t just about a house, it’s about identity.

It’s about wondering if letting go of their home means letting go of everything it represented.

But here’s the truth, many parents don’t realize until they’re on the other side…

Their success was never the size of their home. 🏡

And the next chapter of their life?
It’s not smaller… It’s just different.

Less maintenance. Less unused space. Less weight.

More freedom. More time. More living. 🙌

I’ve personally gone through Downsizing myself. And honestly, that experience changed the way I help clients forever.

When I downsized, I had a house FULL of stuff… and I mean FULL. 😅

But that wasn’t all.

I also had:
🏚️ 2 barns full of stuff
🛠️ A large shop full of even MORE stuff
📦 Decades of accumulated “I might need this someday” items

And it all happened right around the time the kids had recently moved out, too.

One day, the house was busy, loud, chaotic and full of life… and then suddenly it became really quiet.

That part hit harder than I expected.

And going through that process firsthand completely changed my perspective on Downsizing.

I realized pretty quickly that this move is way more about emotion than real estate.

I realized that clients needed help figuring out:
✔️ Where to even begin
✔️ What to keep and what to let go of
✔️ Who could help with sorting, packing, donating, hauling, cleaning, and organizing
✔️ How to navigate family conversations and expectations
✔️ How to handle the emotional side of such a major life transition
