A private island, a family legacy and a record sale on B.C.’s Sunshine Coast

For more than 60 years, Turnagain Island was a summer retreat for the same family, a one-of-a-kind legacy waterfront property that rarely come up for sale on British Columbia’s Sunshine Coast.
When the 93-acre private island finally changed hands this year, selling for $13 million, it marked the region’s highest residential sale through the Multiple Listing Service, and also offered a rare look inside the sale of a beloved, closely held property.
“They were ready to pass the torch”

The island, located in Halfmoon Bay’s Secret Cove, attracted interest from around the world before ultimately selling to a buyer from Greater Vancouver.

The Sunshine Coast sits about a 40-minute ferry ride from West Vancouver. While connected to the mainland, the trip gives the region a sense of remoteness that has long attracted buyers looking for privacy and waterfront property.
The Turnagain Island property had been owned by the same family for more than 60 years. It includes two custom homes, multiple docks, municipal water and hydro, and nearly 100 acres of forest and coastline. At the lowest tide, it’s even possible to walk between the island and the mainland.

Calgary June home sales fall 4%, condo prices dip below $300,000

Calgary home sales rose in June compared with May, but remained below last year’s levels as weaker demand for condos continued to weigh on the market, according to the Calgary Real Estate Board (CREB).
The board reported 2,197 residential sales in June, up from May but down nearly four per cent from the same month last year. Sales were also slightly below the city’s long-term average for June.
CREB chief economist Ann-Marie Lurie said the slowdown has been most evident in higher-density housing, where rising inventory is giving buyers more choice.

Apartment market shifts in buyers’ favour

The easing of demand for resale homes “does not come as a surprise,” given the recent decline in migration, Lurie said.
She said inventory has increased across the rental, resale and new-home markets after several years of record housing starts, with most of that growth occurring in apartment-style housing.
“Inventory growth has mostly occurred in high-density homes, resulting in buyer’s market conditions and steep price adjustments for condominium apartments,” she said. “While it will take time to absorb the high-density supply, detached supply growth has been limited and some districts are reporting record-high prices.”
New listings also began to ease compared with June 2025, helping push the sales-to-new-listings ratio to 56 per cent. Inventory growth slowed as a result, leaving the city with just over three months of supply overall — a level generally considered balanced.
Market conditions varied significantly by property type, however. Apartment condominiums had nearly five months of supply and a sales-to-new-listings ratio of 45 per cent, placing that segment in buyers’ market territory.

Prices diverge across housing types

The differing supply conditions continued to shape prices in June.
The city’s unadjusted benchmark home price rose from May to $572,500 but was down two per cent compared with June 2025.
Apartment condominium prices saw the sharpest decline, falling nearly nine per cent year over year to a benchmark price of $299,000.
Detached homes proved more resilient. The benchmark price increased from the previous month to $750,500, although it remained one per cent below last June. CREB said those price adjustments were concentrated in specific areas of the city, while some districts continued to report record-high detached home prices.

Calgarians snap up 6 former flood lots along riverfront in Roxboro

Nearly 13 years after devastating flooding reshaped Calgary communitiesElbow River, the first six provincially-owned riverfront lots in Roxboro have all sold. The lots located at 112, 116, 122, 220, 310 and 312 Roxboro Road were purchased by the Alberta government following the 2013 flood, then left vacant for more than a decade before being listed in March.

Each segment of land quickly attracted strong interest from buyers willing to pay millions of dollars for the chance to build a new home along one of Calgary’s most coveted stretches of riverfront land.According to the province, five of the six lots sold above asking price, while the sixth sold just below list price.

The six lots were the first phase of a broader provincial effort to return former flood-affected properties to private ownership.Another four lots have now been listed, while a request-for-proposals process has opened for the final seven properties.
Strong demand surprises real estate agents
The lots were marketed as single-family development opportunities and ranged in value from roughly $1.8 million to more than $5 million.
The combined value of the six sales exceeded $15.5 million.

Neighbours welcome return of development. The lots have remained vacant since being acquired by the province after the flood, serving primarily as informal green space.

Flood mitigation transformed outlook
The provincial government originally purchased the properties because of concerns about future flooding following the June 2013 disaster.Today, officials say billions of dollars in mitigation work has dramatically changed the risk profile for communities along the Elbow River.“About $1.3 billion has been invested in total into flood resilience over the last 13 years,” said Frank Frigo, manager of environmental management with the City of Calgary.Frigo said approximately 71 per cent of the flood risk that existed in 2013 has now been eliminated through a combination of infrastructure upgrades, monitoring improvements and flood protection projects. Those projects include the Springbank Off-Stream Reservoir, upgrades to the Glenmore Reservoir and Dam, drainage improvements, riverbank stabilization work and enhanced forecasting systems.“The Glenmore Reservoir working with Springbank means that particularly communities along the Elbow River would not see damaging flood conditions for events all the way up to something greater than the one-in-200-year event,” Frigo said.He added that updated provincial flood maps now reflect those improvements and show significantly reduced flood-risk areas along the river. While some risk remains, Frigo said the situation is dramatically different from what existed before the flood.“We’re in a really different place from where we were in 2013,” he said.Provincial flood mapping estimates Roxboro now faces an 8.2 per cent chance of flooding over the next 30 years.“These are very significantly reduced probabilities from what we would have seen prior to any of the mitigation work that occurred following 2013,” Frigo said.

Luxury market remains one of Canada’s strongest
The river lot sales come amid continued strength in Calgary’s luxury housing market.

Seniors market a generational opportunity

More than 8 million Canadians are now 65 or older, roughly one in five people in this country. By the mid-2030s, that number is projected to reach one in four. The Baby Boomer generation, the largest demographic cohort in Canadian history, is moving through its most consequential housing decisions yet: downsizing, aging in place, relocating for retirement, or navigating estate transitions after a spouse’s death.
These are not simple transactions. A Canada Mortgage and Housing Corporation (CMHC) report found that the proportion of Canadians over 75 exiting the housing market has been falling steadily since the early 1990s, not because they don’t want to move, but because the decisions are so emotionally and financially complex that many simply stay put. When they do move, the process often involves family conflict, cognitive decline considerations, accessibility requirements, estate and probate law, and the deeply personal experience of leaving a home they’ve lived in for decades.
For REALTORS® who know how to navigate this, it’s a career-defining opportunity. For those who don’t, it’s a growing blind spot.

Let’s make sure you don’t miss what really matters.

March Market Update

Trends differ based on property type
Calgary, Alberta, April 1, 2026 – Supply conditions in March varied significantly depending on property type. Inventory levels saw a typical monthly rise, but compared with long-term trends, inventory remained well above the 10-year average for both row and apartment-style units and well below trend for detached homes. This is not a surprise given the pullback in detached housing starts last year despite record-high apartment-style starts.

There were 1,881 sales in March, up from the previous month, but still 13 per cent lower than levels reported last year and below long-term trends for March. The decline in sales is mostly due to pullbacks in apartment-style activity, where increased supply choice and slower migration is spreading demand across a wider range of supply. Meanwhile, detached sales have also slowed compared to long-term trends, likely due to limited supply choice in some city districts.

“When considering total residential housing statistics, conditions appear to be relatively balanced as sales, new listings, inventories and prices all trended up over the previous month as we start to move into the spring market,” said Ann-Marie Lurie, CREB®’s Chief Economist. “However, when we look deeper, we are seeing a market that ranges from tighter conditions for detached homes to the apartment sector, where conditions tend to favour the buyer. As expected, this is supporting upward momentum in detached prices and downward pressure in the apartment condominium sector.”

The total unadjusted benchmark price in the city was $565,600, up nearly one per cent compared to February but down by more than four per cent compared to last year. After the first quarter, benchmark prices posted modest to stable conditions for lower density homes. However, apartment condominium prices continued to slide, dropping another three per cent in the first quarter compared to the fourth quarter of last year.

February Market Recap

Calgary, Alberta, March 2, 2026 –
Calgary continued to see market conditions vary by property type in February. The tightest conditions occurred in detached and semi-detached properties, reporting less than three months of supply. Row homes reported slightly higher supply levels relative to demand but remained relatively balanced. Meanwhile, apartment-style properties are dealing with excess supply, as conditions continue to favour the buyer.

“Slowing migration levels are coming at a time when supply for apartment-style homes is rising. Calgary reported record high starts last year, mostly due to gains in apartment starts where there are nearly 18,000 units currently under construction. While a large share of the units is targeted for rental, this also impacts condo ownership markets,” said Ann-Marie Lurie, CREB®’s Chief Economist. “Meanwhile, on the opposite end of the spectrum, the detached market remains relatively balanced in the higher price ranges and continues to struggle with limited supply for homes priced below $700,000.”

Tighter conditions for detached homes offset the higher supply levels in the apartment condominium sector, leaving citywide conditions relatively balanced at three months of supply and a sales-to-new-listings ratio of 55 per cent. Inventory levels reached 4,822 units in February, with condominiums and row homes representing more than half of all the inventory. At the same time, there were 1,526 sales in February, an 11 per cent decline over last February, mostly due to a sharp pullback in row and apartment sales.

Typical seasonal patterns tend to drive monthly gains in prices early in the year following the monthly slides reported at the end of the previous year. While February did report monthly benchmark price gains for most property types, prices continued to slide for apartment-style homes. However, monthly gains for lower-density homes offset the pullbacks for apartment units, leaving the total residential benchmark price of $560,500 one per cent higher than January, but still four per cent lower than last year's levels.
