Congratulations to my awesome clients on the sale of 126 Somerglen Way SW in Somerset! 🥳 This was a referral from someone who knows me from my farming of Silverado. Neighborhood kids were waiting to ask if I was the guy on the sign!😂
The Calgary Market has shifted! The buyers have more leverage and THEY KNOW IT!! Like most deals this year, this was NOT an easy deal to get over the finish line!! 😅 The buyer wanted a $45K price reduction after the inspection for mostly general maintenance items including $3K for missing caulking & $5K for a HOT WATER TANK???!!!
I said “Hell No” and shut that down right away! 🤨 I was able to negotiate a REASONABLE price adjustment. Like I tell my Sellers, “it’s not what things cost to fix but what a buyer will agree to waive conditions.”
Big thanks to Abdul Khalil Hussaini with EXP Realty who represented the Buyer and who worked hard to get this deal done.
