Calgary’s Market Is Splitting by Property Type – February Update

Calgary’s February market shows a clear divide depending on property type.

🔹 Detached & Semi-Detached:
Supply remains tight — under three months of inventory. Homes under $700,000 continue to face limited supply, while higher price ranges are more balanced.

🔹 Row Homes:
Slightly more supply than detached, but still sitting in relatively balanced conditions.

🔹 Apartment-Style Condos:
This is where the pressure is. With nearly 18,000 apartment units under construction (many intended as rentals), supply is rising faster than demand. Buyers currently have more leverage in this segment.

📊 Citywide Snapshot:

4,822 homes in inventory

1,526 sales in February (down 11% year-over-year)

Sales-to-new-listings ratio: 55%

Three months of supply overall (balanced conditions)

Benchmark price: $560,500

Up 1% from January

Down 4% compared to last year

While we’re seeing the usual seasonal price lift early in the year, apartment prices continue to soften. Gains in detached and other lower-density homes are helping offset those declines.

What this means:

Townhomes can be freehold homeownership where you own the land and the unit or be a part of a condominium corporation where you own the unit and share common property.

Condominium
A condominium refers to the type of ownership structure and not the style of home. It tells you what you own and what’s shared — not the type of the home.

When you buy a condominium you don't just buy the property, but you also buy into the corporation known as condominium board that manages all common aspect of the condominium.

Condominium can be apartments, townhouses, duplex-style units, or even detached homes.

So a townhouse can also be a condo — it depends on how the property is registered on title.
