Not every home appreciates at the same rate, and it's rarely because of the finishes inside.
The biggest driver of long-term value is location. Homes in desirable neighbourhoods with good schools, parks, shopping, restaurants, public transit, and easy access to major routes tend to perform better over time. Buyers aren't just purchasing a homeโthey're investing in the lifestyle that comes with it.
Beyond location, features like a functional floor plan, plenty of natural light, good storage, a usable backyard, and timeless finishes tend to age much better than passing design trends. While paint colours and light fixtures can be changed, things like the layout, lot, and neighbourhood can't.
If you're buying with resale in mind, focus on the things that will still matter five or ten years from now. A beautiful home is great, but a home with lasting appeal is often the better investment.
