Not every home appreciates at the same rate, and it's rarely because of the finishes inside.
The biggest driver of long-term value is location. Homes in desirable neighbourhoods with good schools, parks, shopping, restaurants, public transit, and easy access to major routes tend to perform better over time. Buyers aren't just purchasing a home—they're investing in the lifestyle that comes with it.
Beyond location, features like a functional floor plan, plenty of natural light, good storage, a usable backyard, and timeless finishes tend to age much better than passing design trends. While paint colours and light fixtures can be changed, things like the layout, lot, and neighbourhood can't.
If you're buying with resale in mind, focus on the things that will still matter five or ten years from now. A beautiful home is great, but a home with lasting appeal is often the better investment.

Your home is one of your biggest investments, so it deserves a little preparation before you leave town.

Before heading out, adjust the thermostat, shut off the main water supply if appropriate, check under sinks for leaks, unplug unnecessary electronics, secure every window and door, lock the garage, clear out perishable food, and make sure your smoke and carbon monoxide detectors are working.

For longer trips, arrange for someone to collect your mail, move your vehicle, and check the property every few days. A home that looks occupied is less likely to attract unwanted attention, and regular check-ins can catch small issues before they turn into costly repairs. A 20-minute walkthrough before vacation can protect your property, lower your energy use, and make coming home a lot less stressful.

As we move into the second half of the year, it is not a surprise to see slower market activity. In July, both sales and new listings eased over June levels, declining to 1,904 sales and 3,323 new listings. Sales were nine per cent lower than last year’s levels, while new listings were 15 per cent lower. The adjustment in both sales and new listings caused little change in the sales-to-new-listings ratio, which sat at 57 per cent.

Additionally, in July, the unadjusted total residential benchmark price was $569,200, down slightly over June and two per cent lower than levels reported last year. The persistent oversupply of apartment condos is contributing to a steeper price decline of over eight per cent. Meanwhile, at the other end of the spectrum, detached prices have eased by under two per cent compared to last year, mostly driven by adjustments in the North East and North Districts.
