Canada's Homebuilding Pace Falls Further
Recent numbers show Canada’s homebuilding pace is slowing. The six-month housing start trend just dipped about 1% to 244,000 units nationwide, and in our larger centres, actual starts dropped around 2% to 17,700. Year-to-date, we’re at 149,500 starts—down about 4% compared to this time in 2025. These figures highlight the ongoing gap between policy goals and the reality on the ground.
As someone who specializes in both residential properties and condominiums, I keep a close eye on these shifts. Economists note that while starts remain higher than in recent years, the outlook is for further decline in the coming months. Builders are also feeling the pinch from rising construction material costs, driven up by geopolitical tensions and the continuing US-Canada trade conflict. The national housing agency even projects that new-home construction will keep trending downward through 2028, with condos facing unique challenges—high developer costs, softer demand, and surplus inventory.
In this evolving landscape, informed guidance is essential. My focus is on helping you navigate these changes—whether you’re a first-time homebuyer, investor, or looking to manage your property portfolio—so you can make confident decisions about your next move.
