This is what happens when you don’t have a plan and it is a free for all. Much like blanket re-zoning. I’m curious to see if we are going to have a surplus of rentals with all these huge rental apartments complexes going up everywhere.

Toronto landlords are offering unprecedented perks — from free rent and Wi-Fi to $500 gift cards — in a bid to fill units amid a record supply of condos and slumping rents. Experts say renters currently hold the upper hand, with deals reminiscent of the COVID-era market.

Urbanation reports that 29,000 condos were completed in the GTA and Hamilton in 2024, with 40% hitting the rental market. The result? A 29% year-over-year spike in available rentals and a surge in incentives, now offered by 63% of buildings — more than double from last year.

With one- and two-bedroom rents down over 8% and 10% respectively in Toronto, it’s a rare window of opportunity for renters. But experts warn: with new construction slowing, these sweet deals might not last.
