Should you sell your current home before buying the next one?

There’s no universal answer.

For growing families, I look at three things first:

🏡 Your current home: How quickly could it realistically sell?

🔎 Your next home: How specific is your wish list, and how difficult will that property be to find?

💰 Your finances: What level of risk are you actually comfortable with?

Sometimes selling first creates certainty.

Sometimes buying first gives you the flexibility you need to wait for the right family home.

And sometimes the best solution is carefully coordinating both transactions.

That’s why I don’t believe your upsizing journey should begin with listings.

It should begin with a plan.

Airdrie is about to hit 94,347 people in 2026 and 103k+ by 2028. That’s why Rocky View is pushing 4 new schools at once.

Here’s the breakdown:

The big one: a new 1,810-seat 9-12 high school now under construction since Feb 2025. This is the relief valve for George McDougall and W.H. Croxford.

Then 3 new K-9s right where growth is hottest:
SW Airdrie - Windsong / Bayview K-8 now under construction
SE Airdrie - Lanark K-8 in design (May 2026)
SW Airdrie - Chinook Gate K-9 in planning

Rocky View says target openings are Fall 2027 and Fall 2028 for the K-9s, high school right after.

What this means if you’re a growing family buying this year:

Your interim designation matters. Every new school triggers a boundary redesignation and RVS is already asking for community feedback. If you’re buying in Reunion, Bayview, Windsong, Chinook Gate or Lanark, ask where you’re designated TODAY vs. where you’ll land in 2027.

Expect portables this September. The relief is coming, but 500-1000+ new RVS students per year means tight classrooms until these open.

This is the upsize window. Families moving from Calgary to Airdrie for detached + yard are landing before Airdrie hits that 100k milestone. SW and SE is where 3 of the 4 schools are going.

One of the biggest mistakes I see is families stretching their budget to buy the largest home possible—only to realize later that they’ve sacrificed the lifestyle they were trying to improve.

When you’re planning to upsize, think beyond the purchase price.

Ask yourself:

✔️ Will we still be able to save each month?

✔️ Can we still enjoy family vacations?

✔️ Are the kids’ activities still affordable?

✔️ Will we feel excited about our new home… or stressed by the monthly payments?

The best move is the one that gives your family more space and peace of mind.

That’s exactly why I start every client relationship with a strategy—not a home tour.

After helping Calgary families for over 20 years, these are my non-negotiables.

Buying a family home is about much more than finding a beautiful kitchen or a bigger backyard.

It's about making a decision that will support your family for years to come.

After helping Calgary families buy and sell homes for more than 20 years, I've found that the happiest homeowners focus on five things:

✔️ A functional layout

✔️ The right neighborhood

✔️ Room for future growth

✔️ A comfortable monthly budget

✔️ Strong resale potential

When you evaluate every home through these five lenses, you'll make smarter decisions and avoid many of the regrets I hear from buyers who rushed into a purchase.

A house can be changed.

Paint can be updated.

Kitchens can be renovated.

But you can't easily change the location or the layout.

Take your time, ask the right questions, and choose the home that fits your family's life—not just today's wish list.

Acreage living isn’t just buying a bigger property—it’s choosing a different lifestyle.

For many families, having more space, privacy, and room for kids (and pets!) to roam is the dream.

But before making the move, it’s important to understand what comes with that dream.

Here are a few questions I encourage every acreage buyer to ask:

✔️ Am I comfortable maintaining a larger property?

✔️ Do I understand how a well and septic system work?

✔️ Does the longer commute fit my family’s daily routine?

✔️ Is this the lifestyle we truly want over the next 10 years?

Acreage living can be incredibly rewarding—but it’s not the right fit for everyone.

That’s why I always recommend looking beyond the house and thinking about how you’ll live there every day.
