Here are the 🔑 take-a-ways for December 2023:

Overall:
🔑 The 1366 sales were the 2nd highest on Record. Migration continues to fuel demand
🔑 Benchmark prices grew to $570,100

Detached Homes:
🔑 598 sales were down 3% from 2022. The demand for detached homes has shifted to more affordable product types due to interest rate increases.
🔑 The benchmark price is up 13% to just under $700,000

Semi Detached Homes:
🔑Is the smallest segment in terms of sales
🔑 Strong price gains pushed the benchmark price to $627,100

Row Homes:
🔑 Had the largest % sales increase at 20%
🔑 Benchmark price is now over $425k

Apartment Homes:
🔑 With 399 sales the Apartment segment has the 2nd highest demand behind Detached Homes.
🔑The apartment segment now accounts for 29% of total sales compared to 15% in 2021

🔑 Sales are down 17% yr/yr
🔑 598,900 the overall benchmark price is up 9%
🔑 New listings grew 35% in October bringing total inventory levels to 7% above 2022

Detached
🔑 15 total sales is down 12% from 2022
🔑 Inventory levels are up 25% year over year.
🔑 At $714,900, the benchmark price is up 11% yr/yr, but is down from the high of $722k last month

Row Homes
🔑 11 sales was the 2nd highest segment just behind detached homes
🔑 At $430,200 the benchmark price is up 18% and has the highest increase of all segments in October.

Apartments
🔑 7 sales in October
🔑 At 7 homes for sale, inventory is up 40%
🔑 At $334,700 the benchmark price is up 15% year over year
