Calgary’s real estate market isn’t moving in one direction across every property type. 🏡

Looking at the September numbers, the differences between apartment condos, townhouses, detached homes, and semi-detached properties tell a much bigger story than one overall benchmark price.

📊 Apartment prices: down more than 8% year over year
📊 Townhouse prices: down around 5.5%
📊 Detached prices: down less than 1%
📊 Semi-detached prices: essentially unchanged

These differences matter whether you’re buying, selling, or deciding which property type fits your goals.

Understanding the Calgary real estate market means looking beyond the headline numbers and paying attention to your property type and location.

💬 Which property type do you think offers the best opportunity in Calgary right now?

10/14/2026

A condo isn’t necessarily a compromise. 🏙️

For the right buyer, a condo in Calgary can offer:

📍 A better location
🔧 Less exterior maintenance
☕ More convenience
💰 A different price point
🌆 A lifestyle that fits

The best property isn’t always the biggest one or the one with the most space. It’s the one that makes sense for your priorities, budget, and lifestyle.

John Hripko, Calgary Realtor, helps buyers explore their options across Calgary’s real estate market and find a property that fits their needs.

💬 Would you choose a condo for the location and convenience, or would you rather have a detached home?

10/13/2026

Not all Calgary property types are experiencing the same market conditions. 🏡

According to the Calgary Real Estate Board, the construction boom of the past three years has added significant supply, particularly in higher-density housing like apartment condos and row homes.

While housing demand remains, it hasn’t been enough to absorb all of that new supply at the same pace.

That’s why detached homes, townhouses, and apartment condos can experience different market conditions.

It’s not simply that buyers no longer want condos. It’s a supply-and-demand story.

Alex Hripko breaks down what’s driving these differences in the full video on YouTube.

💬 If you were buying in Calgary today, which property type would you choose: detached, townhouse, or condo?

📊 Calgary Market Update | This Week vs. Last Week

The Calgary market showed signs of a rebound this week.

Sales increased 6.0%, while new listings rose 3.7% and active inventory edged up 0.7%.

Pending sales also increased 5.4%, suggesting more activity moving through the pipeline. The average price rose slightly to $640,393, while homes averaged 43 days on market, up from 41 days last week.

The takeaway? Buyer activity picked up, but homes are still taking time to sell. Pricing and positioning continue to matter.

📲 Wondering what this means for your buying or selling plans?
Let’s talk strategy.

When you’re ready to move, you may have another decision to make:

Sell your current home — or turn it into an investment? 🏡

There isn’t one universal answer.

Your equity, financing, rental potential, ongoing expenses, and long-term goals all matter. A home that no longer fits your lifestyle could potentially make sense as a rental — but only if the numbers and your overall strategy work.

Alex Hripko, Calgary Realtor, helps homeowners look at the entire picture before deciding whether selling or keeping their current property makes more sense for their next move.

Don’t make the decision based on today’s home value alone. Look at where you want to be next.

Selling your first home can be emotional.

It’s not just a property. It’s where a chapter of your life happened.

But sometimes, the right decision is also the decision to move forward.

Your next home should reflect where your life is going — not where it has been.

🏡 Every home can be part of your story without being your final chapter.

John Hripko, Calgary Realtor, helps homeowners navigate the decision to sell with a clear understanding of what comes next — from preparing the home for the market to planning the move into the next chapter.

💬 If you were moving, what would you want your next home to give you that your current one doesn’t?

Homeownership is basically a never-ending list of things you didn’t know you were supposed to be replacing. 😅🏡

And while the big-ticket maintenance items usually get the attention, it’s often the small things that are easiest to forget.

HVAC filters, fridge filters, smoke and CO detector batteries, humidifier pads, and weatherstripping all deserve a spot on your regular home maintenance checklist.

None of these are particularly exciting, but staying on top of the small stuff can help your Calgary home run more efficiently, prevent unnecessary issues, and potentially save you money down the road.

📌 Save this for your next home maintenance day.

And send it to the homeowner in your life who definitely hasn’t changed their furnace filter lately. 👀

At Hripko Team, we believe helping you with real estate doesn’t end when you get the keys. We’re here to be a resource throughout your homeownership journey.

📊 Calgary Market Update | This Week vs. Last Week

The Calgary market slowed down this week, but there are a few interesting signals underneath the headline numbers.

Sales declined 12.0%, while new listings were down just 1.7%. Active inventory also decreased 3.0%, while pending sales edged up 1.6%.

Average price increased modestly to $634,317, and homes averaged 41 days on market, down from 42 days last week.

The takeaway? Fewer sales, but slightly tighter inventory and faster selling times.

Your next property doesn’t necessarily have to be just a place to live. 🏡

Depending on your goals, a property can also play a role in your broader real estate strategy.

Before you buy, consider:

📍 Location
📈 Long-term potential
🏢 Property type
💰 Rental possibilities
🏡 Future resale appeal

Not every property is a good investment — and not every investment property is a good home.

Alex Hripko, Calgary Realtor, helps buyers look beyond the property itself and evaluate whether a potential purchase actually fits their goals, lifestyle, and long-term plans.

The key is understanding what you’re actually trying to achieve before you buy.

09/29/2026

A good real estate investment isn’t just about buying at the right price. 🏡

If you’re considering an investment property in Calgary, look beyond the number on the listing:

📍 Neighbourhood
🏙️ Demand
🚆 Accessibility
🏡 Property type
📈 Long-term potential

Two properties at the same price can have completely different investment potential.

John Hripko, Calgary Realtor, helps buyers look beyond the purchase price and consider the bigger picture when evaluating a potential investment property.

Do the homework before you buy.
