Canada's First-Time Home Buyer Rebate
Navigating the Canada’s First-Time Home Buyer Rebate can feel complicated, especially with five different application paths depending on your situation—new homes, substantial renovations, co-ops, and more. As someone who works daily as a Licensed Realtor and Certified Condo Specialist, I often help clients understand which forms they need and what deadlines to keep in mind. For example, when a builder credits you the rebate, you’ll be signing Form GST190, with your builder handling the paperwork. If that credit isn’t provided upfront, you’ll need to file yourself—online or by mail—within two years of your closing or possession date, and add Ontario’s schedule if it applies. Co-op share buyers always handle their own claims, and there’s a special window for filing as a first-time buyer if your original paperwork was submitted before March 12, 2026. If you only received the new housing rebate from the builder, you might still be eligible to claim the first-time buyer rebate separately. Modular, mobile, and floating homes need extra guidance, so it’s important to check the right process for your property type. Helping clients make sense of these details is part of what I do—because getting it right means more money in your pocket and less stress along the way.
