2025 has officially wrapped up, and it was a year of big shifts for the Calgary market! After several years of intense seller’s market conditions, we’ve moved into a more balanced landscape. ⚖️
What does this mean for you? Here are the key takeaways from the latest CREB® report:
📊 The 2025 Year-in-Review
• A Shift to Balance: Thanks to record-high housing starts and a slight dip in migration, supply levels have finally started to catch up with demand.
• More Choice for Buyers: We saw over 40,000 new listings hit the market in 2025—a 9% increase over last year.
• Price Divergence: While the overall benchmark price dipped slightly (2%), it really depends on what you own:
• Detached & Semi-Detached: Prices actually rose by 1% and 3%.
• Apartments & Row Homes: Prices saw a slight decrease of 3% and 2%.
📉 December 2025 Snapshot
The year ended on a quiet but stable note:
• Benchmark Price: $554,700
• Inventory: Up a significant 28.9% compared to last December!
• Days on Market: 53 days (giving everyone a bit more breathing room to make decisions).
🔮 What’s Next for 2026?
For the first time in three years, we are entering the New Year with healthy inventory levels. This "Strategic Balance" is creating a fantastic window for buyers to make measured moves and for sellers to benefit from a stable, predictable market.
