Calgary’s zoning map just reset. Here’s what that actually means for you. 👀

On August 4, City Council quietly repealed the 2024 blanket rezoning that let row houses and multi-unit builds go up on almost any residential lot without a rezoning application.

99% of affected properties just reverted back to their old zoning.

The tricky part? Two lots on the same block can now follow completely different rules, depending on whether a permit or application was already in motion before the repeal.

If you own an older Calgary home, or you’re eyeing one for future development, this changes what’s actually possible on that lot, and what it’s worth.

I don’t measure a good year as a Realtor in Calgary by closings.

Don’t get me wrong, closing day is always worth celebrating! But the moments that stick with me most are usually the quieter ones...

Things like the text from a client enjoying the backyard of their dream.

Or the family who thought they were asking for too much and then we found a way to make it happen.

It’s reading a review and realizing they’re not really talking about the house at all. They’re talking about feeling heard, protected, prepared, and genuinely cared for through a season that could have easily felt overwhelming.

That’s what I think about when I look back on the year, not just the number of homes sold, but the people I got to walk with through one of the biggest decisions of their lives.
