From offer to keys: a guide for Alberta homebuyers
Thinking about buying a home in Alberta? Here’s a quick guide based on what I walk my clients through every day. First, get clear on your budget—look closely at what you qualify for and factor in all the costs of ownership. Next comes evaluating the market value of properties you’re interested in, making sure you include the right conditions, and firmly defining the sale terms before submitting your offer with a clear deadline. There’s often some negotiation, and once conditions are satisfied, it’s time to get your insurance, utilities, and moving plans in place before you take possession. As someone who’s helped buyers through residential, commercial, and rural transactions across Calgary, I know how each step matters in making sure you land the keys with confidence.

Canada Needs Twice the Projected Homes | Kamal Bhattarai, REALTOR® specilization for Residential, Commercial & Rural Properties
Canada’s housing challenge is even bigger than most realize. According to the national housing agency, to bring back pre-pandemic affordability, we need between 417,000 and 469,000 new homes built each year through 2036. That’s a number far beyond what’s currently in the pipeline. Even with existing projections, we’re still facing a significant gap—between 187,000 and 238,000 homes short annually over the next decade. Construction is expected to slow while demand remains strong, making this a crucial moment for those concerned about affordability. The reality is that we would need to double current construction projections to see real progress. As someone who works closely with buyers and sellers across Calgary’s residential, commercial, and rural markets, I see firsthand how limited supply impacts choices and affordability for families and businesses alike. The path forward will require bold action and a focus on long-term solutions to truly address this shortage.

CMHC Projections Highlight Opportunities to Boost Housing Development
Recently, I came across the latest CMHC projections, and the numbers highlight just how significant Canada’s housing supply challenge really is. To truly address our long-term needs, we’d require between 417,000 and 469,000 new homes annually—yet we’re still short by 187,000 to 238,000 homes. Cities like Toronto are seeing the most pronounced shortages, and with construction activity slowing, affordability concerns are only growing. As someone who helps clients navigate the residential, commercial, and rural real estate markets here in Calgary, these trends are always top of mind. Staying informed about the broader national landscape helps me guide buyers and sellers to make confident, strategic decisions—whatever the market brings.

Housing Starts Data Release: What It Means for Canada's Market
As someone who keeps a close eye on the pulse of Canada’s real estate landscape, I noticed July’s housing starts estimate climbed to 248 from June’s 239. This uptick hints at increased construction activity and could signal positive momentum for both buyers and sellers. Of course, we’re still waiting on the final numbers, which will shape how the market truly reacts. My experience in residential, commercial, and rural real estate has shown me how these trends ripple through Calgary and beyond—so staying informed is key to making smart decisions.

Mid-Year Outlook For Canada's Housing Market
As someone who closely follows real estate trends across Canada, I’ve been encouraged to see our housing market gradually finding its footing. Home resales are on the rise, prices are stabilizing, and inventory is evening out—a positive sign for buyers and sellers alike. Looking ahead to 2027, forecasts point to increased sales and modest price growth, though we’re still navigating concerns around affordability and regional differences. I always aim to provide my clients—whether in Calgary’s residential, commercial, or rural spaces—with the clearest picture possible, so you can make informed decisions in a changing market.

Canada Needs More Homes to Sustain Affordability | Kamal Bhattarai, REALTOR® specilization for Residential, Commercial & Rural Properties
As someone deeply involved in Calgary’s real estate market—whether it’s residential, commercial, or rural properties—I’m always monitoring the trends that shape your homeownership opportunities. Lately, Canada’s progress on housing affordability feels uncertain. The numbers show we need 417,000 to 469,000 housing starts each year just to get back to pre-pandemic affordability by 2036, but new ownership-focused construction is slowing down while rental units make up most of the new supply. Even with slower population growth offering a bit of relief, the pace of new builds isn’t keeping up with future needs. If we let ownership construction stall now, we risk facing an even larger supply gap when demand bounces back. My focus remains on guiding you through these shifting conditions—helping you make informed decisions in a market where timing and understanding supply trends are more important than ever.

Calgary Resales Take a Temporary Detour | Kamal Bhattarai, REALTOR® specilization for Residential, Commercial & Rural Properties
Calgary’s mid-Q3 resale market took a brief detour, with sales dipping 3.4% month-over-month and 11% compared to last year. The price index eased just 0.3% year-over-year—pointing to softer market conditions, not a dramatic downturn. Economists are attributing some of this uncertainty to renewed trade tensions, suggesting that this slowdown is more of a pause than a true reversal for our city.

From my observation as a Calgary Realtor, this softer environment isn’t entirely new; by late Q1, Calgary was already charting its own course, with resale activity trending lower for about six months. This has important implications for clients facing mortgage renewals. When equity growth is limited by slower price appreciation, there’s less flexibility to handle payment changes.

The central bank held rates steady through late Q3, but there’s talk among economists of a possible year-end hike. That adds another layer of complexity to Calgary’s recovery. Navigating these shifts is all about understanding local trends—and I’m here to help you do just that.
