Calgary’s average Days on Market reached 44 days in September.

That’s:
• ↑ 7.3% from August
• ↑ 4.8% from September 2025

A year ago, the typical Calgary home was selling in about 42 days. With more inventory and buyers having greater choice, sellers should expect homes to require a little more time — and buyers can often afford to be more deliberate.

But 44 days is a city-wide number. Well-priced homes in desirable communities can still move quickly, while overpriced properties can sit considerably longer.

In this market, getting the price right from the beginning matters.

$500K doesn’t mean $500K. 😏

There’s the price on the listing… and then there’s the price of actually living there.

At $500,000 with minimum down, you’re looking at roughly $3,231/month for the mortgage, property taxes and home insurance.

Because “Can I afford a $500K home?” is probably the wrong question.

“Can I afford what a $500K home costs every month?”
Now we’re talking. 👀

Welcome to our COST TO CARRY series — where we skip the sexy listing price and show you what homeownership actually looks like when the mortgage comes out.

Estimates only. Rates, taxes, insurance and qualifications vary. Utilities, maintenance and condo/HOA fees not included.

Calgary recorded 3,354 new listings in September.

That’s:
• ↑ 6.8% from August
• ↓ 11.3% from September 2025

New listings picked up from August, giving buyers fresh options heading into fall. But with fewer new listings than this time last year, the bigger picture continues to depend heavily on property type, price range and community.

For sellers, more competition means presentation and pricing matter. For buyers, increased choice can create opportunities to be more selective and negotiate.

Chestermere’s residential benchmark price finished September at $690,200.

That’s:
• ↓ 1.0% from August
• ↓ 0.3% from September 2025

Prices have now pulled back from the spring highs, while buyers continue to benefit from more choice in the market. For sellers, that makes pricing accurately from day one increasingly important — especially as conditions can vary significantly by property type and neighbourhood.

Thinking about buying or selling in Chestermere? We’d be happy to walk you through what the numbers mean for your specific situation.

Calgary isn’t one real estate market — and these numbers make that very clear. 🏡

We often talk about Calgary’s benchmark price as though every homeowner is experiencing the same market. But when we break August 2026 down by property type, a very different picture emerges:

• Detached: $744,300 | ↓ 1.1% YoY
• Semi-Detached: $690,500 | ↑ 1.0% YoY
• Row: $415,200 | ↓ 5.4% YoY
• Apartment: $295,400 | ↓ 8.2% YoY

Same city. Same economy. Four very different markets.

Semi-detached homes have actually held slightly above last year’s benchmark, while detached values remain relatively resilient.

Move into the higher-density segments, though, and the story changes considerably. Row homes are down more than 5%, while apartments have experienced the largest year-over-year adjustment at more than 8%.

Why?

It comes back to supply and demand. Different property types have very different levels of inventory, buyer demand and competition — and those differences ultimately show up in price.

It’s also why a headline saying “Calgary prices are down 1%” doesn’t necessarily tell you much about your home.

Your property type matters. Your community matters. Your price range matters. And sometimes even the specific characteristics of your home can make a significant difference.

Want to know which of these markets your property actually competes in? Send us a message and we’ll break down the numbers that matter to you.

Homes are taking a little longer to sell in Calgary — and that’s an important shift to watch. 🏡

In August 2026, the average Days on Market reached 41 days, up from 40 days in July and 38 days in August 2025.

That works out to:

• ↑ 2.5% month over month
• ↑ 7.9% year over year

What does that tell us?

For sellers, buyers are becoming more selective. The days of assuming a properly listed home will sell almost immediately are behind us in many segments. Pricing accurately from day one, presenting the property well and understanding the competition matter more.

For buyers, a longer selling window can mean something we haven’t always had much of in Calgary: time. More time to compare properties, complete due diligence and potentially negotiate when a home has been sitting on the market.

But 41 days is a citywide average. A desirable detached home in one neighbourhood can behave very differently from a condo, townhouse or similar home across the city.

That’s why the number that matters most isn’t Calgary’s DOM — it’s the DOM for homes actually competing with yours.

Want to know how quickly homes are selling in your neighbourhood and price range? Send us a message and we’ll pull the numbers.

Calgary home sales slowed again in August — but the number alone doesn’t tell the whole story. 🏡

Calgary recorded 1,660 residential sales in August 2026, down 12.8% from July and 16.4% from August 2025.

After several years where demand often outpaced the homes available, we’re seeing a much more selective market emerge.

What does that mean?

• Buyers have more time and more choice. Fewer sales means less pressure to make immediate decisions in many segments of the market.
• Sellers are competing harder for those buyers. Pricing, presentation and positioning matter considerably more than they did in an overheated market.
• Not every property type is experiencing the slowdown equally. Detached, semi-detached, row and apartment markets continue to behave differently.
• Context matters. Sales are only one piece of the picture — inventory, new listings, months of supply and pricing tell us whether that decline is actually shifting negotiating power.

Over the next few posts, we’ll break down those numbers and show you what the Calgary market is actually telling us.

Wondering what the changing market means for your home or the area you’re considering buying in? Send us a message anytime.

Fewer new listings — but that doesn’t necessarily mean a tighter market.

Calgary saw 3,141 new listings in August, down 5.5% from July and 9.7% from August 2025.

At first glance, fewer homes coming to market might sound like good news for sellers. But new listings are only one part of the equation.

With sales also declining — and at a faster pace than new listings — buyers continue to have more time and choice than we’ve seen in recent seller-dominated markets.

The takeaway? Calgary isn’t one market. Property type, price range and neighbourhood can dramatically change the amount of competition you’re facing.

Thinking about buying or selling? Message VED + TINA and we can show you what the numbers look like specifically for your property or the area you’re considering.
