📞 47 phone calls before 10 AM
📄 A contract clause that suddenly needs to be rewritten immediately

🔥 A financing condition giving everyone chest pain
🧯 A last-minute problem that somehow nobody knew about until closing week

Most sellers see the sign go up, the photos go online, the showings happen, and eventually the sold sticker goes on.
What they do not always see is everything happening behind the scenes:
The pricing strategy.
The buyer feedback calls.
The late-night contract reviews.
The negotiation.
The problem-solving.
The marketing adjustments.
The inspection conversations.
The follow-up with agents.
The little details that keep a deal moving.

The house is only one part of the equation.
Before you write an offer, you need to understand things like:
✔️ Deposit
✔️ Financing
✔️ Inspection
✔️ Insurance
✔️ Possession dates
✔️ Inclusions
✔️ Property disclosure
✔️ And how clean your offer is compared to the competition
Sometimes the highest offer does not win.
A cleaner, more confident offer with strong terms can be more attractive to a seller than a slightly higher number with a lot of uncertainty attached.
That does not mean you should take unnecessary risks. It means strategy matters.
Buying a home is emotional, but writing the offer is where experience, preparation, and negotiation really count.

📸 Listing photos taken in portrait mode… but not the good kind.
🪞 The Realtor accidentally appearing in every bathroom mirror shot.

🏡 Why a Previous Sale Price Doesn’t Always Dictate Current Market Value

One of the biggest mistakes buyers can make is assuming a home’s current value should be based only on what it sold for previously.
While the last sale price can be helpful context, it does not automatically determine what the property is worth today.
Market value is based on what a buyer is willing to pay in the current market, and that can be influenced by a lot of factors:

✅ How much the market has changed since the last sale
✅ Interest rates and buyer demand
✅ Recent comparable sales
✅ Supply and competition in the area
✅ Renovations, updates, or deferred maintenance
✅ Lot size, location, zoning, views, layout, and condition
✅ Changes in neighbourhood desirability
✅ Development potential or rental opportunity

A home that sold for less a few years ago may be worth significantly more today if the market has moved, the property has been improved, or demand in the area has increased.
On the other hand, a home that sold for more in a previous market may not be worth the same today if conditions have changed.
For buyers, the key is not asking, “What did they pay for it?”
The better question is:

“What is this property worth in today’s market compared to the best available alternatives?”

That is where proper market analysis matters.

When someone says, “I’m just going to wait until rates come down before I buy…”
Totally fair.
Very responsible.
Very logical.
Very… possibly still waiting in 2031. 😂
Because waiting for the “perfect” rate can start to feel like waiting for:
The gym to be empty in January.
A teenager to voluntarily clean their room.
A contractor to say, “Actually, I’m ahead of schedule.”
A Realtor to stop saying, “Marry the house, date the rate.” 😅
Here’s the thing: lower rates sound great, but when rates drop, more buyers usually jump back in too. That can mean more competition, fewer options, and higher prices.
So while everyone else is waiting for the magical perfect moment, you may be able to negotiate better today, ask for conditions, take your time, and avoid the feeding frenzy.
The right time to buy isn’t always when rates are perfect.
