Canadian Housing Affordability Remains Stable in Many Regions
Housing affordability across Canada saw a modest improvement in Q2, thanks to rising incomes and steady home prices. In cities like Vancouver and Toronto, there were some positive shifts, while select Prairie and Atlantic regions faced a bit of a setback. With interest rates likely to rise in 2027, future costs could become a concern. As someone who works with buyers and sellers in Calgary and nearby communities, I pay close attention to these trends—especially how they affect both residential and commercial opportunities. My background in construction and marketing helps me interpret what these market shifts might mean for those considering their next move in our area.

Calgary Detached Sales Improve
Late-Q3 brought some encouraging signs for Calgary’s detached home market. We saw 1,650 total sales, holding steady compared to the previous period and down only about 4% from last year, with detached properties showing notable resilience. Detached sales reached 896—up over 4% year-over-year and outpacing Mid-Q3—thanks to more listings giving buyers greater choice and maintaining balanced market conditions across the city. Inventory remains just below a four-month supply, as new listings nudged the sales-to-new-listings ratio to roughly 49% and kept overall inventory stable. Most of the new supply came from apartments and row homes, reflecting three years of construction activity that’s now tipping those segments toward buyer’s market territory, while detached homes remain balanced. Prices have been steady on a seasonally adjusted basis, though the unadjusted benchmark for Calgary sits at $566,700—down about 1% year-over-year, with high-density homes seeing more pronounced declines. As someone who specializes in both detached and high-density properties throughout Calgary and nearby communities, I’m always monitoring these shifts to help clients make informed decisions—whether you’re considering a move, an investment, or want to understand your options in today’s evolving market.

Calgary Detached Homes Hold While Condos Sag
The Calgary real estate landscape continues to show its unique strengths and challenges as we move through Late-Q3. Residential sales reached 1,650—down about 4% from last year—while the benchmark price settled at $566,700, a slight 1% dip. With nearly four months of inventory, the market remains broadly balanced.

Detached homes are a particular bright spot this quarter, with 896 sales representing a rise of over 4% year-over-year. The benchmark price for detached properties eased by roughly 1% to $739,400, and a sales-to-new-listings ratio just above 50% indicates healthy turnover. Inventory levels at just over three months reinforce the resilience of this segment—something I've seen consistently in my work across Calgary's varied communities.

In contrast, higher-density segments like condos and row homes have softened following several years of robust construction. Apartment condo sales totaled 343, down 14% from last year, while row-home inventory has climbed over four months for the first time in 2026. Pricing in these segments reflects the shift: apartment condo benchmarks dropped more than 8% to $291,400, and row homes landed at $412,400—a figure that plays directly into financing considerations for buyers and investors alike.

Seasonally adjusted prices are holding steady compared to mid-Q3, suggesting that some recent market softness is simply part of Calgary's usual seasonal rhythm. Even with these fluctuations, continued job strength and positive net migration are supporting demand. As both a certified luxury home and condominium specialist, I find these trends offer important context for anyone navigating Calgary's evolving real estate market.

From offer to keys: a guide for Alberta homebuyers
Navigating the journey from offer to keys in Alberta can feel overwhelming, but a clear plan makes all the difference. Start by assessing your mortgage qualification and factoring in all ownership costs to set a realistic budget. Next, evaluate the market value of your desired property, include any necessary conditions, and define the sale terms before submitting your offer with a deadline in place. Once negotiations are underway, work to satisfy all conditions and finalize the deal. Before possession day arrives, make sure your insurance, utilities, and moving arrangements are lined up. Drawing on my background in construction and deep knowledge of Calgary and its surrounding communities, I help clients approach each step with confidence—whether they're searching for a luxury home, a condo, or something in between.

Mortgage Rates Face a New Reality
Mortgage rates in Canada are settling into a new normal, and that’s something everyone considering a move should keep in mind. With borrowing costs still on the higher side and the economic outlook uncertain, affordability pressures haven’t gone away. Even though some hope for rate relief, how much that helps will depend on inflation, broader economic shifts, and what path the Bank of Canada decides to take next. I’m seeing buyers tread carefully, weighing the realities of higher financing costs and how these shape both purchasing power and refinancing decisions. Whether you’re looking at your next home or an investment property, it’s wise to plan with today’s lending environment in mind, rather than banking on lower rates to arrive soon. As someone who works hands-on in Calgary and nearby communities, I find that understanding the current landscape is key to making confident, informed real estate choices.

Canada's housing markets split along regional lines in August
August brought a mix of trends across Canada’s housing markets, with each region telling its own story. Toronto experienced a 1.3% dip in sales alongside lower prices, while Vancouver saw sales climb by 8.5% even as prices softened. Ottawa posted a modest price increase, Montreal had a 7.1% jump in listings, and here in Calgary, sales fell 9% with prices down 8%. As someone who works closely with buyers and sellers throughout Calgary and its neighbouring communities, I see firsthand how regional factors and local insights shape our market. My background in construction and marketing, along with experience in both luxury and condo properties, helps me guide clients through these shifts—whether you’re navigating the current market or planning for the future.
