We're seeing a shift in Calgary's housing market this spring.

🏡 Inventory reached 6,752 homes in May, giving buyers more options than we've seen in recent years.

📉 Sales were down 16% compared to May 2025, as some buyers continue to navigate higher living costs and changing market conditions.

One area that's feeling the biggest impact?

🏢 Apartment-style condos.

With more apartment and row-style homes available, buyers have more selection and more negotiating power. As a result, apartment prices have been easing, while detached homes continue to see more stable demand.

Here's what that means:

✅ Condo buyers may find less competition and more choice
✅ Detached homes remain a tighter market with lower inventory
✅ Overall, Calgary is moving toward a more balanced market

Happy Sunday, Calgary ☀️🌷

Mike here — and honestly, after another long winter, this spring weather feels SO good.

Patios are filling up 🍔
Dogs are back at the parks 🐶
People are out walking the neighbourhoods again 🚶‍♂️
And Calgary just feels great this time of year.

One of my favourite things about real estate is getting to see the city come alive again every spring. You really notice how much community matters when everyone’s back outside enjoying it together.
