Did you know???

I have a diploma in Fashion Design! I do alterations as a small side gig (hence the stacks of clothes all over my table) and I’m teaching my daughter how to sew. Tonight she wanted to make pj pants from some fabric she found in my stash, so she picked the fabric she wanted and I helped her whip them up!

Took the weekend “off”, in that I didn’t do any open houses. After a showing today, I decided to check out the show homes in Logan Landing on my way to get ice cream. There were some great options from Sterling Homes, Cedarglen and Genesis. The community will be much like Cranston once completed, with ridge homes and estate homes down along the river. Unlike Cranston, and particularly Riverstone, there won’t be an HOA as there is no planned community centre.

I had a great chat with one of the sales representatives. They are seeing the same thing in new builds that we’re seeing in resales - lots of movement below the $600 mark and in the $1 million plus range, but things have slowed down in the move up, middle market.

What does that mean? First time homebuyers are stepping off the sidelines and getting into the market while people with significant income and equity are still making moves.

Sometimes we need to think outside the box or make slight adjustments to our original plan to find the best result. When I emailed this to my buyer, the subject line was “Outside your bubble BUT has potential”. They saw the potential as well and we went to see it the next day, and put in an offer that night.

We had been looking since October, but nothing was coming up in their search results so I looked just outside their search area and found this gem. It checked most of my client’s boxes and with help from .ca and True Grit Services, we were able to get it wrapped up and conditions removed my first day of vacation!!

Congratulations to my buyers, it was an absolute pleasure working with you!

Thanks to the team for having and I in this morning! I have been a strong believer in the power of staging for awhile and chatting with the team this morning helped reinforce the difference it can make when selling your home.

We’re in a market where presentation matters - gone are the days of taking some pictures, putting a house on MLS and having it sell. With increased inventory, the competition is tougher and if potential buyers can’t see themselves in your house, they’ll move on to the next one. Part of my job is helping you get your house ready to appeal to the masses, including staging or at least a staging consultation.

My #1 goal is to help my clients get the best value for their money, whether they are buying or selling. And having the right partners in my business, including home inspectors, mortgage brokers, contractors and stagers, helps me to do exactly that!

It has been A WEEK!!! Unexpectedly wrote an offer on a house for a client last Sunday, so had negotiations and a home inspection there this week. Drove to Red Deer and back in a blizzard yesterday for a gymnastics competition for my daughter, open house and some networking today, and up to my eyeballs in AutoCAD floor plans for an assignment due tomorrow night (plus 2 more for other classes due next Friday). If I sit down for too long, I will fall asleep at this point.

BUT I wouldn’t change any of it!! This is the life I chose and the businesses I’m building for my future. I love the design side and being able to incorporate it into my real estate business to help people see the different opportunities in a home.

This is very accurate - closing is typically 30-60 days from the offer date. If you want to be moving in the spring, your house should be ready to list in the next month or so!

Use this time wisely to prep - fix anything that needs fixing, patch holes, touch up paint, replace burnt out light bulbs, start pre-packing, etc. A little prep work now can pay off when it comes time to list. Since we are closer to a balanced market, prepping and staging your home is more important than ever!
