What does an extra $284,300 buy you in Calgary? 319 more square feet and a house 14 years newer. That is if you are comparing West Calgary to South Calgary.

The typical detached home in West Calgary, which includes Aspen Woods, Springbank Hill, West Springs and Signal Hill, is $993,700. It has 1,769 square feet above ground and was built in 1998.

The typical detached home in South Calgary, which includes Evergreen, Shawnessy, Woodbine, Lake Bonavista and Sundance, is $709,400. It has 1,450 square feet above ground and was built in 1984.

Same 3 bedrooms. Same bathrooms. That works out to about $560 a square foot in the West and about $490 in the South.

September pulled the two a little further apart. West detached homes gained $1,200 while South detached homes lost $5,800. The West had the only price gains in the city, although they are small.

West or South, where is home? Send me a message with your community.

Buyers came back to North Calgary in September. Prices did not follow.

Across North Calgary, which includes Nolan Hill, Sage Hill, Kincora, Evanston, Sherwood and Panorama Hills, house sales went from 112 in August to 138 in September, up 23% in a single month. For every 10 new houses listed, about 6 sold, the strongest ratio for houses anywhere in the city. And at the current pace, it would now take just over 3 months to sell every house on the market, down from about 4 months in August.

Here is the interesting part. The typical North Calgary house still lost $7,200 last month, and it is about $25,000 below where it was a year ago.

One month is not a trend, but it is worth watching. If you are buying, this is the gap to understand. If you are selling, more houses are selling than a month ago.

Curious what this means for your street? Send me a message with your community.

Calgary home prices barely moved in September. What changed is which homes people are buying.

The typical Calgary home is now $566,700, down 0.8% from a year ago. Sales came in at 1,650, almost exactly where August landed.

Look closer and the market splits in two. Detached sales rose 4.4% and semi-detached sales rose 5.2% over last September. Row home sales fell 18% and apartment sales fell 14%. Semi-detached is also the only home type with a price gain over last year.

Homes are taking 44 days to sell, two days longer than last September. Buyers have a little more breathing room, and sellers need to price with care.

Swipe through for the full numbers. Over the next few weeks I will break down what is happening district by district. If you want to know what this means for your own home, send me a message.

Every autumn I hear the same two pieces of advice, and they cannot both be right. List now before the window closes, or wait until spring when the buyers come back.

Here is what the Calgary numbers actually did last autumn.

Between September and December 2025, new listings fell from 3,782 to 1,219. That is a drop of about 67 percent. Over the same four months, sales fell from 1,716 to 1,123, a drop of about 35 percent.

Sellers left the market nearly twice as fast as buyers did.

You can see it in the ratio. In September 2025 there were about 45 sales for every 100 newly listed homes. By December there were 92. October was also a busier sales month than September was, with 1,879 sales against 1,716.

So the idea that buyers vanish in the autumn is not what the data shows. What vanishes is your competition.

Now the honest other half, because there is always another half. Over those same four months the benchmark price fell from $576,000 to $554,700. That is $21,300, or about 3.7 percent. And homes took longer to sell, 42 days in September and 53 days in December.

So the real autumn decision is a trade off, not a deadline. List in September and you are in front of the largest number of buyers, along with the largest number of competing sellers. List in November and there are fewer buyers, far fewer competitors, and a softer benchmark to price against.

Which one suits you depends on your home. If your property is distinctive, thinly supplied, or hard to compare against the unit next door, a quieter month can work in your favour. If it is one of twenty similar listings in the same community, being in front of the most buyers matters more.

That is a conversation, not a formula. Happy to have it with you.

Here is the one segment in last month's Calgary numbers that does not behave the way the story says it should.

Between July and August, detached sales fell about 14 percent, semi-detached sales fell 15 percent, and apartment sales fell 18 percent. Row home sales fell 0.7 percent. Essentially flat.

Row homes were also the only property type where supply got tighter rather than looser last month.

And the row home benchmark price still fell from $418,500 to $415,200, the steepest one month decline of any of the four property types.

Think about what that combination means. Buyers did not leave. Inventory did not build. The price fell anyway. That is not a demand problem, it is sellers competing with each other for the same buyer and using price to do it.

If you own a townhouse and you are planning to sell, that is the most important sentence in this month's report for you. Your competition is not the market, it is the four similar units listed within a few blocks of you, and whoever prices most accurately is going to be the one who sells.

Location is doing a lot of work here too. Over the past year, row home prices are down about 12 percent in the North East and about 12 percent in the East, but only about 1 percent in the North West.

If you own a townhouse anywhere in the city and want to know where your specific building sits in that range, send me a message.

Calgary sales fell 16 percent last month. Almost every post you read this month will stop there. The more useful version is what happened inside that number.

Sales of homes under $500,000 fell about 15 percent compared with last August, from 754 to 643.

Sales of homes between $500,000 and $1,000,000 fell 22 percent, from 1,072 to 835.

Sales of homes over $1,000,000 went up 14 percent, from 160 to 182.

So the market did not cool evenly. The bottom held, the top grew, and the middle lost more than a fifth of its buyers in twelve months. That middle band is where the move up buyer lives, the family selling the first house to buy the one with the extra bedroom. A year ago that band was 54 percent of everything sold in Calgary. Today it is 50 percent.

Two things follow from that, and they point in opposite directions depending on which side of the deal you are on.

If you are selling between $500,000 and $1,000,000, the buyer you are waiting for is the one who stepped back this year. Pricing and presentation have to do more work than they did last autumn.

If you are buying in that same range, you have less competition than at any other price point in the city right now.

One honest caveat, because it matters. Between July and August every price band cooled, including the top. This is a twelve month structural shift rather than one dramatic month.

If you are trying to work out which side of that you are on, message me and we can look at your actual band.

In North West Calgary last month, the typical house gained $10,900 and the typical apartment lost $8,400. Same neighbourhoods, same 31 days.

Here are the actual numbers. North West detached went from $770,600 in July to $781,500 in August, a gain of 1.4 percent in one month. North West apartments went the other way, from $291,700 to $283,300, a drop of 2.9 percent. That apartment number is the largest single month decline of any property type in any district in Calgary in August.

The demand side explains it. For every three new detached listings in the North West, two homes sold, which was the strongest ratio of any detached market in the city. At the current pace it would take about two and a half months to clear every detached home for sale in the North West, and about four and a half months to clear the apartments.

So when somebody tells you the Calgary market is up, or down, ask them which market they mean. Two of them are running in opposite directions inside the same postal codes.

If you own in Rocky Ridge, Royal Oak, Tuscany, Nolan Hill, Sage Hill or Kincora and you want to know which of those two numbers describes your home, send me a message.

August 2026 numbers are in.

Calgary's benchmark price is $569,800, down 1.1 percent from a year ago. There were 1,660 sales and 3,141 new listings, with inventory at 6,509. Homes are taking 41 days to sell, up from 38 last August.

Looking at property types, semi-detached was the only one to gain, up 1.0 percent to $690,500. Detached came in at $744,300, row homes at $415,200, and apartments at $295,400.

More detailed breakdowns coming over the next couple of days.

And if you have been thinking about listing this autumn, September is historically the last strong listing month of the year in Calgary. Message me and we can look at what these numbers mean for your home specifically.
